Starting new figs

I am a rookie at this so bare with me. I haven't had any problems with wintering my potted figs (Brown Turkey, Black Mission & Italian Honey), but I have had some problems the past couple years with starting new trees. Once my trees go dormant in the fall I cut the tree back and plant my cuttings (8 to 12inches) in a mix of peat moss, sand and soil after I dip them in a little root starter. I keep them in my garage which is semi heated in indirect sun. I give them about a cup of water every week to week and a half until they start to bud (which is usually in February). Once they bud, I water them every 3 days or so. They seem to do really well until about now...then the new green chutes and pea size figs rot and the whole new start is not far behind. Last year I started 6 new fig trees and 4 of them died. the 2 that made it, are doing very well. My method is obviously faulty...any help is appreciated.
