Arctostaphylos manzanita

Anyone have any experience with this species? A friend has several mature specimens that were on his property on Sonoma Mountain when he moved in 25 years ago. They seem to be gradually declining, with the crown getting higher and higher and smaller and smaller and more and more dead branches below. An oak woodland, it has not gotten shadier over the years; the A. manzanita are in a clearing in front of the house and the increased dying of lower limbs does not seem to be due to lack of light. Any thoughts on the decline or what to do about it? Is it just old age? No evidence of disease, insects or abiotic issues.
