Wax Jambu losing leaves

Planted a Wax Jambu (Syzygium jambolana) last winter. In early spring it lost all its leaves for several months, then seemed to finally take off and grow well over the summer. Yesterday I noticed a bunch of green leaves at its base and now I'm worried that it may be beginning a repeat performance of last spring. I sprayed some neem oil (rose guard) on it last week and wondering if that could have caused the leaf drop.

Tropicals like mangos, avocados and lychee in the same location are doing fine.

Climate here is frost free with lows around 40, but temperature dropped to 35F one night last week.
