young magnolia leaf damage - fungus? mites?

Hi all - Newbie poster. My house has a youngish (6', maybe less than 2 yrs old) magnolia tree with leaf damage: several leaves have large grey-ish white areas, some black. The flower pods are black and open dry, or fall to the ground. I am located in temperate climate in northern california.

I do have pictures of the leaf if that would help in diagnosing - I don't want to lose my baby tree! Thanks for you help.
