Cottonwood Has Holes in Trunk and One Side Dying

Hello All,
I have a cottonwood tree that has some holes in the trunk and that side of the tree is dying. The question is whether or not it can be saved, if so, what should I do. I'm thinking that I should dig out what rotten/eaten wood I can and then spray the inside of the holes with something and then seal the holes with screen? If that is what is recommended, what is normally used to seal the screen to the trunk?
