The east san francisco bay cities tends to be 10 degrees warmer than S.F., or more, and dry, during the summertime. Morcom amphitheatre of roses is a park in Oakland, that has a wedding site. the park is located across the bridge from San Francisco and it is usually hot and dry when San Francisco is foggy in the summer. The fog that comes in from the ocean shore in san francisco burns off before it gets here. The park is several acres large and has 3 rose gardens. #1. the wedding site, at the top of a waterfall type fountain which flows over the middle of a staircase, which borders a wooded area. Below it is #2 the modern rose garden, with a large reflecting pool, and #3The Florentine, with roses from the 1800's, it has some wonderful plants of 'Lamarque' and Reve d'Or' as dozens of Old Garden Tea roses, as well as Bourbons, H.P.s, older H.T.s, and with seperate Pernetiana rose beds. I lived in Oakland for many years and spent many happy hours there. Luxrosa

Hey guys, just following up. Thanks everyone for your input. TheFoxesPad, i very much imagine a similar use .. for me or my kids! A few general obeservations: 1. I am thinking more about tying it to our house, and to my surprise that means white trim 2. There is a part of our house, a small room off the living room, with very similar dimensions. It is stone about 6.5 ft up then clerestory. It has a gable roof. 3. Before our reno, the house has a very lovely little solarium at the side entrance. We had to demo it to make a mudroom and craftroom (believe me I hated doing it). My DH save the Marvin french doors and oversized windows. We'd love to use them, although whatever facade gets them will really change in character, so still mulling it 4. I want to emphasize its garden setting and path as much as the pond 5. The contractor says if we use too much glass it will be very hot in a stone house ... 6. Decided against post and beam, too much visual weight for the space. Probably shiplap ceiling, painted. Floor should be tile --- maybe antiqued saltillo 7. Our house has a cedar shake roof. Thinking we should copy it although I like tin or even copper too. 8. I think we will put in a sofa bed for those adult guests who want to stay there, and a small loft with a window for the kids as a reading nook. When we have narrowed done more decisions I will post again for input. In the meantime, thanks!

First, I'd like to thank everyone that has posted comments and suggestions so far. I appreciate them all, and they gave me a lot to think about. Now I think I finally figured it out! After spending an afternoon at the cabinet display with my tape measure and playing with cardboard mock ups for the last few weeks, I think I have a layout that may be it! Thought process below, but here it is, note that I switched over to 10 square/inch paper for more accuracy at this point. 1 square = 3 inches. Starting at the wall next to the range, 12 inches is the smallest cabinet that had a usable drawer in it, and the pull outs likely won't need a spacer by the wall. Range (self explanatory). 30 inch drawers, will provide soooo much more prep space than we have now, even though mot ideal, and was the biggest size that allows the other elements to work. Will hold kife block/utensils, pots and pans. 33 inch sink, garbage disposal under the small side along with most of the plumbing due to the pipe set up, small recycling pull out under the right side. DW. 18 inch drawer, the smallest size I though would be useful for general storage (misc. Items, wraps/baggies, Tupperware, etc). Fridge with full depth uppers. As much as I would Ike to put it next to the utility closet, it is just too much with all the doors in that tiny place. 24 inch pantry, the smallest size I thought would work. I decided against just a pull out because I need some storage below for larger items, and in the end I'm not sure I would like pulling the whole thing out each time. Then the short wall. 30 inch drawers that open toward the DW for silverware and dishes. This also makes the counter space extra deep since the run will be 30 inches deep. Then a mixer lift, then the Advantium. So here are my concerns/questions. - will having the counter overhang and drawer hardware protrude into the aisle facing the DW be a problem or look odd? I really have no idea. - with both the DW and bottom drawer open, the drawer will not be able to open fully by about 2 inches. I don't anticipate this being an issue but please correct me if I'm wrong. I'm still working out what to do above/below the Advantium, and for the pantry. I need to take an inventory and assign items homes to figure those last bits out. I also may be able to get a larger garden window at a good discount, so I will be exploring that with the GC next week when he comes. I have quite a list of questions for him!
