Wood and water don't mix. Changes in humidity or tracking in a bit of water on top of the floor shouldn't be an issue but if you are going to have seepage at doors or windows or rain blowing in through openings, find something other than wood. An oceanfront condo is no different than a regular house that might be a block or a mile from the beach in regards to wood flooring and the effects of moisture.

I, like you, currently like the look of grey cabinets but like white as well and I think that long-term I'll be glad that I chose white since grey will probably go out of style (or apparently from what I've learned reading this thread it already has). On the other hand, since you're using IKEA cabinets you could just change the doors out in 5 or 10 years if you get the gray & get tired of it. The floors on the other hand are a lot more work to change. I love the color that you picked but with a large family you will probably have a lot of dirt & a dark floor will show it all. In my last house we refinished the hardwood floors and used a beautiful dark stain. With 4 kids & a dog I regretted that dark stain within a few weeks. The natural oak never showed dirt like the dark stain did.

Please look into Permaculture / food forests or forest gardening. Plants and trees can provide beauty and function, and the idea is that you plant things that are perennial and will give you food. You could plant some evergreens that will give you pine nuts, some paw paw trees, persimmon trees and understory ones like Asian pears, serviceberries, figs and hazelnuts; bushes could be Cornelian cherries or bush cherries, blueberries or honey berries, currants; the list is endless. Even asparagus can be used, and it will resemble tall grasses. You could have rhubarb for their amazing color and leaf size, and strawberries as a ground cover...you could have a large pergola or arbor with kiwi or grapes...all of these plants are beautiful, many provide seasonal color and fragrance along with delicious fruit. I started a food forest last year, and along with what I had planted, I have well over 30 kinds of fruit that I'm growing and I plan to add more. I will have fresh fruit from May through November / December. I live in a zone 4-5 climate in Vermont. Watch a few videos by "Canadian Permaculture Legacy" to get the idea. It does not have to look like an orchard or vegetable garden, but instead, an integrated and verdant oasis of interesting plant shapes, heights and colors intermingled . Personally, I love raspberries, but I won't grow them because I don't want to deal with the canes which get unruly and are kind of labor intensive. All of my choices are tidy and low-maintenance. Right next to the sidewalk, for example, I have planted a 120' hedge of Regent serviceberries which will serve a number of purposes: all of the leaves from the neighborhood won't end up in my front yard, it will offer privacy in the summer but still be of a friendly height, it will feed the birds, act as a sound buffer for the constant traffic and will help with the dirt and dust that gets in the house from the highway. The hedge will explode in blossom in the spring; it will offer tons of food for me and it will offer fall color. Plants should provide more than a single purpose! With your upstairs windows, I was wondering if you could replace the existing ones with somewhat bigger/taller windows and add a second and third one on the left and right windows to help align with the downstairs and to let in more light.

Apologies if this has already been said but I don't have time to read all comments. I had a living room that was similiarly awkward and it took me so long to find a good furniture placement. Bear with me. While I can't see the rest of the living room, I suggest arranging the living room furniture with the end of that stone wall (fireplace I assume?) as if it were the wall. So in other words the rug would stop where or near where the fireplace ends. What makes that lovely space awkward is that it looks as if it's trying to be part of the living room. My suggestion would be, after you move the rug, switch the table and chair. Table under painting, chair in a "room with a view." It becomes a destination, a resting spot, a lovely special corner for retreat. At that point you have created an entrance area for the living room, possibly a gallery effect on the wall. Add a lamp to the table below the picture to make it a a real statement piece, which it is! Maybe some lighting in window area. Then you play with placement of things in the corner that draws the eye and gives people an opportunity to say, what's the story behind those skis? P.S. What a view out that window!!
