Black spots on Feijoa tree leaves

Hi,

I was given a Feijoa tree for Christmas - it's still only a sapling, about a meter high, in the pot that it originally came in.

I've noticed over the last few weeks that there are large black spots on the lower leaves. I'm not sure if they were there when I was given it.

Is this a problem? They don't seem to have gone all the way through the leaves - they are only on the top side (underneath there are a couple of dark-purple shades, but nowhere near as many as there are black spot on the top)

If this is an issue, is there anything I can do about it? (i.e. is it pest-attack, issue with the roots, or just a general illness that the tree will either recover from or die?) I can't see any insects on the leaves.

I'm living in Wellington, New Zealand - I have brought the plant inside the greenhouse as it was getting very battered with the recent high winds and rain.

Any hints or tips would be brilliant, thank you very much!
