My 2008 sale inventory is arriving and my seed boxes are stuffed to overflowing with seeds that must go. I'm going to do something I thought I'd never do - an SASBE offer - and I hope I don't regret it, but having found garden web, my usual practise of tossing out what I can't use seems wasteful. Here's the particulars for my offer - please read carefully and follow instructions:

1. Understand that, except for the Ophiopogon (Mondo Grass) that I just collected last week, these are seeds from 2006 and before. These are not fresh seeds. However, they were all germination tested in the early part of 2007 and all tested above 70% or I would have trashed them already.

2. I expect you to use them, share them with your friends or trash them. Please do not re-trade them unlese you are VERY clear about how old they are and please don't stuff them into round robins. I will mark each packet I send with the age of the seeds.

3. You may choose as many packets as you like from the list below. Each packet will contain quite a few seeds, keeping in mind that germination won't be as terrific in some of them as in fresh seed.

4. Post your wish list here. I will respond to you privately with the number of stamps you should send to cover the number of packets you requested and give you the address to send your mailer to. (I can send quite a few for 3 first class stamps) It should only cost two, but the post office can't ever decide what it is going to charge. It is different every time I go and like Jim I'm tired of arguing with them.

5. Send your bubble mailer to me and include a mailing label with your return address, your garden web name, a list of the seeds you want and the postage. Alternatively, you can save yourself the postage for sending the mailer and instead send the requested items in a letter envelope and include an extra stamp and I'll trade you a bubble mailer for it. I have several thousand in stock.

mb, I've never seen hummers at the Tulip Poplar blooms (mine are 80-100' too, with dense crowns), but the TP is listed under "Shrubs and Trees for a Hummingbird Garden" in the booklet Enjoying Hummingbirds More published by Bird Watchers Digest. The rest is Sherlock Holmes deduction: the hummers' disappearance/reappearance coincides with the TP bloom, and there's nothing else blooming in the woods during that period that could sustain a large group of hummers. This is a pic of the lower trunk of a Tulip Poplar sapling in my creek bottom, with a 5 gallon bucket to lend scale. It's about a 100 footer, probably 60' to the lowest limb. How much nectar can that thing put out!!? It my baby, I hug it often...

How many houses are for sale in your area? How has the market been? I live in a military town, close to a base, this year we had more houses for sale then I've ever seen. A lot of non military people that bought cheap decided to sell their houses to make money and move out of the state. Some were older, had lost a spouse, were relocating to be near kids. To me, just because a house has been on the market for 2 months doesn't mean anything. It means that with winter, people weren't looking to move. The market always picks up in the spring. It's rare here that a house doesn't sell by summer, even after sitting on the market. My neighbor had his house on the market since Sept / October. He was cashing in on the market, moving out of state. The house was shown a lot, people stayed less than 5 minutes. The master bedroom was being remodeled, most didn't want to take that on, and were turned off by it. Lucky for them, the right person came along, ended up ripping apart the master any way. He got it for $10,000 less then asked; which was still high IMO. A lot of houses that have sat all winter are now starting to sell with the nice weather. I would hang in there and wait before giving the house away. Most people buying don't expect to pay what's being asked. They want to feel like they talked the seller down some.

Man, I WISH I had gotten 95% offers to get insulted about! LOL Most houses in my town are closing at 95% this last year, so we priced at 5% over our target price and a little more than 6% over our bottom-line price, and asking is about 6% below our closest comp. It would have been pointless to list at our base price because pretty much no one pays asking price here, it's almost a challenge to some people to see how far below asking they can get. We had two written offers at 30 and 35 DOM, one at 93% and one at 90% (bargain hunter!); we negotiated up to the 95% which was our target number, but both buyers then turned around and demanded more $ for this-that-and-the-other, bringing the price down to around 91.5% which was simply not acceptable. We know that bargain-hunter buyer was not overly serious about wanting the house, he was just trying to see how little he could get it for, and let's not talk about the other buyer. :-) When I told our new realtor about the offer history, she was gobsmacked that our current realtor had rolled over for it. We are at 75 DOM now and not stressing that we should have accepted bargain-hunter's "deal" because we could sit for several more months before we lost enough money in carrying costs to equal that extra 3.5%. Next week we are listing with our new realtor who is known to be much more aggressive than our current one - I asked her flat out if we should lower the price and she said absolutely not. I do admit that we lowballed an offer on one house at 80% of asking, but it had a LOT of problems (we estimated that it would have cost us a good 15% of the asking price to bring it all the way up to snuff, and that's not including pure cosmetics like painting over scary colors) and had been on the market for many, many months. Also, it was a bank-owned property so there weren't really anyone's feelings to hurt in the process. :-) We didn't get it and I am really, really glad we did not because I found out later it had far more serious issues than we thought it did, and it would have been the House From Hell. We're paying a little bit more than our buying agent thinks we ought to be for our new house, partially because we did not want to risk losing it to someone else while we were d***ing around countering and re-countering because we'd already had one house snatched out from under us that way, and we knew the seller wasn't going to be able to go much lower if at all anyway. It is light-years better than anything else we had seen and we weren't willing to let it get away for an amount we could come up with to add to the down payment so we could keep our monthly payment where we wanted it. Our agent was sure she could have gotten us another 1-1.5% off, but we're okay with 97.5% of asking.

Here's the thing. You need to look at EVERYTHING on the MLS in your price range. Even stuff in the neighboring towns. Since that is what potential buyers are seeing when they pull up the MLS. You may not consider ocean front or ocean view a comp. But since your house is in the same price range, it is something buyers are seeing when they pull up the MLS. Same with the new construction. It comes up on the MLS. And then the buyer thinks, "gosh I could get an ocean view. Maybe I'm willing to live in a slightly smaller house so I can sit in my backyard with a cappuccino and enjoy the view." Or they think, "wow, I could get new construction, pick out all my own finishes, and never have to worry about anything breaking. And it's right off the highway, so fabulous commute!" Just because you don't consider it a comp, that doesn't mean potential buyers don't consider it worthy of consideration. Your homes features are not on everyone's MUST HAVE list. Not everyone cares about the big yard. Lots of people don't care about being on a noisy street. Who is your target buyer? I'm guessing young family, moving further out from the city? If that's your buyer, then anything over 10k sf is a large lot. 4 bed, 2.5 baths is desired, granite/ss kitchen, separate playroom. Anything over isn't necessarily something they are willing to pay a premium for.

Hi Ann,

As it happens you chose ones I do have extras of.

The "cost" is three first class stamps - four if you wish for me to provide the bubble mailer.

Just so you know, if my post office does not require all three stamps I will keep the extra to cover the cost of my seed envelopes which are $17 per box of 500 (usually they only require .58 cents for an envelope less than an ounce, but it depends on who is at the window when I take them in). One of the other people who took me up on the offer (and I sent them over 10 packets of seed - most with more than 100 seeds included) was very upset that I kept the extra first class stamp so I want to be very clear so there are no further misunderstandings. I am not trying to "make" money, but it would be nice not to lose it.

I also need from you. A copy of your want list and a filled out return label. If you don't have a sticky one no problem I'll be happy to tape it on. Please put your gardenweb name in there somewhere too.

Jase - Just wanted to pipe in and tell you how Wonderful it is that your doing this SASBE. The cost of 2 or even 3 stamps is so nominal when receiving upwards of 10-20 packets of some nice seed varieties. To get just 10 packets of these seeds at a local store (if you can even get them) would be $20 - $30! SASBE's are a great way to get a great variety of seeds for the cost of a few stamps and a bubble envelope!!
