Comments (2)Timothy, I was scrolling through Cragislist this evening and there's a posting under Farm and Garden, the 2nd page of 100 postings, near the bottom of the page for used landscaping material - $7 (erie). It says they have 4"x4"x12 treated posts for $10, 6"x8"x6 treated for $6.50 and 8"x8"x8 creosote posts for $7. It's JB at Ideal fencing corp. They have a separate posting above it for used guard rail. They have a phone # listed, but I don't know if it's ok to list here, so I wont. Comments (12)My suggestions are to mainly to simplify and embolden... Remove the low-starting, wide spreading limbs off of the two front trees. Create a bed of single variety plants below those trees. Increase the bed size at the left corner of the house and move the small tree in it farther away from the house. Increase the foundation bed front-to-back depth where possible (to the 6' range or greater.) Paint the lower portion of the power pole in some interesting scheme. Add an island with small tree in front of the breezeway area. Remove the pyramidal shaped plants flanking front door and replace with beds of annual color. Underscore the left set of windows with the existing shrubs, but don't let them extend beyond the end of house. Underscore the bay window with a single planting that will not obscure the window lower portions. Widen the front walk. Does not need to be exact same material. Anything compatible will do. Same material could form cheekwall at single step. Or get rid of that single step. It does not look needed. (Can't tell if existing bricks are laid OK, but the weeds growing in them should be sprayed out for an improved appearance. A canopy or awning of some type above the stoop would make the house face much more interesting. Escrows are based on the costs of your homeowners insurance, real estate taxes and, if applicable, your mortgage insurance. The amount to set up your escrow account depends on the month in which you are closing and the date the property taxes are due - the closer to the due date, the more that needs to be in your escrow account to pay. Of course, the seller has to credit you their share for the current year for the time they owned the home up to the closing date. A good loan officer can explain in detail the impact on your closing costs and pre-paid expenses if you have a larger loan or a smaller loan.
