If you are redoing your windows, there is the option of clerestory windows. They are placed at the top of the wall or nearly so, and would be possible to span the whole wall with them. This is the option we decided on for our master bath, which faces our most nosy neighbor on the north side of the house. Another window on the western wall by the head of the tub, will be a fairly large colored stained glass with some clear rippled glass in it, since privacy from that direction is not as urgent. One thing I've done also, where I did not want curtains, was to install very wide plantation shutters. The wider the louvers the less they block the light when open. You can also open/close them with very little effort. Have them finished in a high gloss for a humid environment. Here is a photo I made of a magazine ad showing both clerestory windows above which are not covered, and the shutters below. Best of both worlds.

A few more questions: Are the windows all the same height down from the top of the ceiling? I'd prefer to see the WTs all start from the same height around the room. Do you want to be able to open/close the lace inner curtains or put inside mount on a cafe type rod? I would assume the lace curtains could stay inside mount, but if you layer another treatment over that it would go outside mount and the sofas would need to be pulled away from the walls. Not sure how well that would work as opposed to another type of shaded treatment--which would be my personal vote.

Move the clock to a lighter room, pull the sectional away from the windows a bit more, and place a wide, low table or cabinet beneath the windows. Decorate it with a few striking items -- something metallic (a tall silver vase?) would help, in particular, to draw attention down from the irritating roofline. Keep the shapes bold and simple to show well against big white squares. If there is also enough space and light for it to thrive, you could consider a tall, narrow plant to the far left of the wall.

i grew up in rentals and rented most of my adulthood. Most do provide window treatments and some don’t. This generally wouldn’t have affected my choices. However if you have no treatments the tenants will add their own and that might mean drilling holes or nailing things up. some tenants are not that good at diy but will do it anyway. in a brand new house I’d personally want to provide treatments to discourage any macGyver contraptions :)
