The couch seats 4 people or 5 (with little ones). The chairs are swivel chairs. There is a play area in the upper left corner. The bookcases have bins for storage for toys and so does the TV center with additional seating in between the bookcases/entertainment storage cabinets. HU, a 75" TV at 12' distance works well, even though some will say you need an 85" at that distance. I would go with 65" minimum, but 75" is probably a sweet spot in terms of cost and size.

I have a pot filler and a prep sink. If I had to chose one... I would chose the pot filler. I find I am alway adding water to soups, or adding water to pasta. My prep sink is not huge and maybe had it been in a different location and bigger I would find it more useful.


Clean island? Yes you will love it. I do not have this, but my friend warned me to set up the dw and clean up sink in a different location. Instead I put them on my island. My friend has two islands. One is the entertaining island the other is the clean and cook area. So wise. I wish I had the space, I would have done the same.

With that size kitchen, I would have 2 sinks for sure. Maybe 2 DW as well. Creating multiple work spaces is a good idea. Pot filler OR a sink isn't really a choice. As for location of sink two..if in island (I prefer to one side) but I would probably put between range and the frig

I have a pot filler, a prep sink and a beverage fridge (mentioned above) and like having them all. Could I function just fine without them...sure! But I wanted them ;) Don't choose something because it looks good in a picture, imagine yourself in your kitchen and choose according to your situation/cooking habits.

And make sure to leave room for a soundbar. In a room that size, the built-in TV speakers would be horrible. Or put small bookshelf speakers on each cabinet on the side, but allow for the wire runs.

You received good comments on planning the wiring for the tv and speakers. With an 80-in tv, I don't know that getting a frame TV is worth it unless you plan to frequently display art on on the tv. It's large enough, especially above the fireplace, that it will be fairly obvious it's a tv. If I were in your shoes, I would probably just embrace getting a nicer quality TV for the same or lower cost as a frame tv.

Here is my 75" Samsung Frame TV from 2022. Do they even make an 80"?

I also added an aftermarket picture frame, which adds a few inches in all directions.

We have an even larger TV in a media/bonus room, so I wanted this one to look less TV-like. No sound bar on this one and we just use the built-in speakers. My DH does complain about the picture quality once in a while, but I tell him to go watch the bigger TV, with higher quality picture, that he picked out for the other room!
