Get the sink out of the island. It's a work space and or an eating area, study area. The grundge of a sink or stove has no business being near.

I would want the DW to the left of the sink in this layout so that it is not between the sink and refrigerator
Be aware that unless you get a "true counter depth" freestanding refrigerator, the refrigerator will stick out much farther than the one shown. (And a built-in would typically be flush with the cabinets) . I would put the refrigerator on the end.
Sadly in an earlier thread someone made the false claim FOX isn't an honest news agency and facts and time have taught us that is the opposite of truth.
filled up my truck for $3.28 yesterday but will have to pay close to $4.00/gal when I fill my boat with premium this afternoon on the way to our lake house.
Fox being Fox. Find the one most expensive station and post that because it supports the narrative. Reality be damned.

@patricia Absolutely whatever works for the client and pro, but this is more asking what people would prefer to use if they could use whatever they want, if that makes sense. For example - I would absolutely work with a person to use whatever method they need, but if it is up to me and my preference, I'm paying online.
That railing is not safe for children. They can be climbed.
I know you didn't ask but, I would do something about the big wall on the right side. It seems bare and stands out. Maybe add shutters to the windows on that wall for some dimension and detail to balance all of the detail on the rest of the house.
Add a birdbath and trellis or something as a focal point in the middle.

At the grocer, early covid, a masked person used to direct us to which was preferable checkout, and sometimes I said "It's nice to sometimes have someone tell you 'where to go' - with a smile!"
On one such occasion another person in the waiting line asked "what do you mean - "With a smile - you can't see her face for the mask?!"
I said "You can see her eyes".
Why use them? What's the upside?
White, bleached sugar basically has no flavor other than sweet. Less refined sugars have more flavor, which some people enjoy..
I've used it in the past. Mostly when learning some skills. White sugar is bland and sweet, stuff been taken out and it's spun. Brown sugar has some of the flavor added back in after it's spin and is moist if kept sealed. Some raw sugars haven't had the stuff taken out, but still have undergone the crystalization spin process. Cone sugar hasn't had the flavor stuff taken out, it's a bit more intense. It also is straight poured, and does not go through the spin process. So its crystal structure is a bit different than many other sugars. Not huge, but it can make a difference to some akin to how some folks utilize different salt structures in their cooking.
Seems like everyday there are more and more 'younger' deaths. Heart is often the culprit. Very sad for everyone.

So sad. I get the idea, though, that this family knew how to LIVE, not just let the days pass by. That's some small consolation in this time of sorrow. Your friend is lucky to have you -- and you to have her.
My kitchen is useless when it comes to space. I have 12 inches on left side of sink and 24 on right side.
Have one giant sink so my drying rack is on right side. Lost one full cabinet and drawer when they installed dishwasher. Had to purchase storage shelves for dry food and miscellaneous stuff. So no canisters for me.
Don't I wish I had enough counter space for canisters!
Before and after both nice. I am not a fan of the painted white cabinetery. Reads cold.

Love the color and the door style of the new cabinets. Really simple but not too modern and shows off the hardware well. Great that they didn't have to change the footpring. Always wish kitchen before and afters showed where people store their dishes and glasses!
The heights of what you put there don't matter. The ceiling defines what it is. I would hunt for or have made built in/drawers/cupboard that fits perfectly right to left. Could be a desk, wardrobe, dresser..
Bring brightness and a bit of colour into that dark corner. A white bookcase, rattan chair & black floor task lamp, more substantial lamp on the dresser with some decor, art on the wall, bring the stand mirror forward more into the room rather than stuck in the corner...
Sorry. Yes it is a bedroom. The wall to the left side of the angled alcove is a huge low large center window with 2 casement windows. The bed is on the wall I am taking the photo from. I feel like if I move the bed to that wall I would not have much space to get to the master bath with the tall bureau on the right small wall.
Flip the chairs and the sofa and put the table behind the sofa.

IF you decide to revisit the idea of a console (not that you need to with that gorgeous view!), consider a long, live edge slab of wood on iron legs, custom, for that space. Something raw looking, natural. I think it will complement your contemporary furniture quite well. And add a bit of the outside…inside. Gorgeous home!
The plus of a banquette is it takes less room than moving chairs....so yes there's room.
If you want to keep a chandelier in the same place and have it centered over the table, that is something else to consider too.
Centered under the light, tape off on the floor the measurements the sized table you want. Then start playing around with chairs against the wall to approximate how much room you have between the wall and where the edge of the table hits.
Also consider if you want a banquet with people leaning up against a glass window. I know plenty of people do it. I *hate* sitting at my friend's banquet that is up against a window. I feel like I am going to crash through it.
Skip the slider. Get a quasi french door where only one side opens....sliders end up one hassel after another.
Flo’s idea for a drop is solid. I would look for a square or rectangle. As F said you can use as console or bar but pull up just the one side and you have a table to sit at that does not take up much room—just the width of the drop side when up. The two chairs would face each other, one facing the patio door, one facing living room. And you could probably find one where the center undroppable section is big enough for two to dine without flipping up the dropped section.
Just another suggestion about the light. I have used a S hook to bring up a light closer to the ceiling in the past. It's an inexpensive way of moving the light out of the way.
With out landscape fabric your rocks will sink into the dirt and disappear. Over time dust/dirt collects and that is where weeds can grow. Did you ever try mulch then Preen over that? Mulch is the least labor intensive in the long run...but it appears you are edging with brick--so match that.
@jack, good idea. I think i may even get a nicer pot. On have one of those on each side.
thank you for your feedback everyone! i have tried preen and it didnt go so well. I wasnt going to use fabric but maybe i will. It's best to prob use a commercial type.
I went with ground cover plants! Use Preen and very minimal weeds.
What are your specific goals? (bigger bathroom doesn't really tell us anything). Right now you do have a lot shoehorned into the bathroom - do you use the tub? Do you use both sinks? Eliminating the tub gives you space for a linen closet; changing to a single sink gives you more counter and drawer space at the vanity.
Is there really a window in the reach-in closet?
If you extend the bathroom into the closet space, you can build a new reach-in closet to the right of the existing one. That puts the window in the bathroom, which would be nice.
Of course all this depends on actual dimensions and needs.
Separate shower/tub is such a huge waste of space. Is there a tub in another bathroom? Double sinks--why??? Bathrooms are a private space. It's a very common space saving idea these days to put a walk through cloest into a bathroom or put a closet deep in a bathroom. Who wants soggy clothes? Again bathrooms are a private one person room--having to interupt to get clothes is counter indicated. The value of a walk in closet is greater in peoples WANTS than in reality.
I'm not trying to be funny or anything, but whose going to see anything in your home from the arch above the front door. I'd be more concerned about the actual glass front door.
All the ridges and places for grime to collect I see in these choices make me cringe. Kitchen ought not to invite filth collecting. Less is more.
There are TONS of better quality coatings out there than Gallery. Find a refinisher that uses Renner, Centurion, Milesi, Icro, etc. A next generation European waterborne 2K. This is a large kitchen. With door replacement, you are easily going to be 15-20K for a true cabinet finisher to make these changes.
Thank you Zumi. As far as paint products, I am also discussing a quote with Spray-Net, he says it is a "proprietary" product....not sure exactly what that is, but he uses BM colors.
Another contractor told me he used catalysed lacquer, not sure exactly what that product is actually called. What do you think of that one? Is Galaxy the same as Gallery paint? I am not paint savvy, but I want a good durable finish.
And, yep, I think you are right about cost. My first quote was right in the middle of those numbers. YIKES, ouch. And that is not including countertops at all. AND only painting island, hood, and pantry. UGH.
And door replacement is only going to be on the pantry, these large iron encrusted doors are going away. It's time, let's face it.
Outside furniture that easily invites bugs (as in wicker anything) with much detailing is a no for me. Cobwebs and creatures move in fast...and I am not going to spend most of my outside time unpacking covered furniture or cleaning the bugs off. Soft cushions are a never. For the reasons already stated and the idea that I need to keep them from getting wet--TOO MUCH TIME suckers. A carpent--outside=a haven for creepy crawlies to live under. ish ish ish. I live by the mantra its great to own stuff but when the STUFF owns you it's too much.
Ruby, I saw the monkey one from them but the colors don't seem to work. They are some of the loveliest outdoor pillows around! Might get some for the outdoor deck of our MBR In Maine. The ones I have there are fading. As for this project, the turquoise color on my furnishings is proving tougher than I'd have thought. Also, so many pillows have delicate patterns that I don't think pair in mood with the suzani.
The girls liked the pineapple/bird ones too. I ordered two lumbar for the dining chairs, with the turquoise piping, Having them might be enough to tie things together without repeating it on the other furniture. We shall see. Found a 36" round table yesterday, still looking for chairs. Now they have to have a solid back as well so the pillows don't fall out. I am going to a few more places in person today to look around.

"Professional photography" necessary??? Maybe this is a regional thing? I've never ever never ever heard of this and certainly know no one who bothers. In this market particularly!! Most realtors bring their phone, snap pics and post them. A lake home will sell w/o photos so the idea you NEED to pay a photographer is foreign to me. As to the posters question 30 for sure too many. One pic per main room and one of the front and back out side elevatioins, DONE. It's not numbers is over kill if there are different angle pics of the same room. People need an idea not a walk through. These are to entice someone to come!!
It seems that you have a good number of photos covering the most important aspects of the house. If you do not include a walk-through and buyers are interested they can have their realtor do a Facetime walk-through with them. This is how we bought our vacation house, homes were selling immediately and we could not get there as quickly as needed, we made an offer after our Facebook tour.
@nicole___ this place is in a more rural area, in the deep woods on a lake - it's not really lit up so night photos aren't very popular here. Met with the realtor today and she had no problem with my choice of photos, or any of my other feedback, and astutely suggested that maybe I wanted to be involved in writing the verbiage for the listing. So I gave her my input, she will write it and I will review/edit. Coming soon is popular around here so it will be coming soon in a week and listing will go live a few days after that. I've gotten several professional opinions on the listing price, which seems high to me, but we will go with that to start as DH is in agreement with it. However we won't dawdle to reduce the price if needed depending on feedback. We have four months to get this done before we head south again. Step one - get it sold. Step two - get rid of everything that's still left here. Should be interesting.....
My experience with streaming services is the show you might want to see could be here today--gone tomorrow so some people may well want to have their own copy so they can watch when ever they are called to. At my home we watch certain movies specifically as a family at certain holidays. I do think the idea of buying/renting movies has gone the way of the dinosaurs. Those that have a library most likely bought them years ago. I dislike it when a specific streaming service buys a particular movie because then you have to have THAT service to evere hope to watch it. Cable TV used to provide several opportunities for a show to be watched. If a show left one channel it often popped up on another. To buy multiple streaming services costs as much or more than basic cable ever did. And now most have commercials so what is the up side of them?

Back in my artistic roller skating days I was cast as a roller skating nun and villager in the production of SOM we did for a Gold Skate Classic. Hundreds of hand sewn spangles is what I still remember. Our habit reversed to villager and back again. We had to switch them in the dark and had less than two minutes to do so. Getting those wimples and veils on was an experience. Thank goodness for the costume makers making them in one piece. Fun times. Coach was going through a Disney phase. We did Cinderella the following year I believe.
But a pretty expensive way to get a raised garden.

Tina, yes, my PT also did dry needling for my foot. It didn’t bother me although I also hate needles! I am mostly a weenie about needles drawing blood 🤢 … I can handle other types of needles OK as long as I don't look.

Don't know if it's wire or a rod but something threads through all three glass balls and then you tighten them down with the gold ball at the bottom. The instructions seem it comes already together.

I too have a pack of silicone ones for when I need them. Two kinds actually. A little nub kind and also a bigger one that can hold larger earrings. I also have a lot of random backs from finding bags. I make earrings so there's always findings around. And a pair of pearl backs- glass pearls with a silicone insert for the earring post.
I didn't know that there were huggie earrings or squeeze earring's backs. I haven't bought a new pair of earrings in over 10 years or longer. I have so many, I don't need any more. Thanks again everyone. I knew you would have some answers

Kitch4me, yes, similar taste!😁 The cabbage bowl is 12” wide and larger than it might look. I don’t have any small ones. This pic shows the large pasta serving bowl with the smaller bowls. The serving bowl is 13” and the 4 bowls are 10”. Definitely good sizes for pasta or salad.
After I broke one of my newer little Mikasa bowls, I realzed I also had the little individual bowls that matched the big one I posted. I think I still have one somewhere but not sure where it is. The rest are long gone. I had forgotten about them.

How about a pale gray/green for the siding and then landscping I would not add cedar anywhere to that house .
No black. Too trendy and will date the house immediately. One large piece of glass with "side lights" that open works well.
