I can’t solve your problem but I had a similar one. A relative, who is not a locksmith, tried to fix the lock. Still didn’t work and now the lock is no longer warranteed because he messed with it. Get a professional to help.
Although I appreciate your opinions, I asked for help. My daughter and son in law knew I was remodeling my home and asked me to post those pictures and ask for help from the Houzz community.
Again, this is a “property” they are looking at for the land. It happens to have a home on it. Since my daughter is a visual person, she needed help visualizing the potential in this home.
Hi there. What color is your brick? What part of the house are you wanting to paint? Please post clear photos of your home, from different angles. And do explain further exactly what you want to paint.
I assume those are white vinyl windows so those and the brick are fixed elements. If so I would stick with white trim and get a warmer neutral color for the siding- roycroft grey from sw could be nice.
A nice gray would be a good color for the house. Whats on there is too blue. I too, am confused as to how you get in and out of that house. Looks like someone removed the front door at some time or another??? If so, can it be put back. The house needs a front door, and it should be in that front entry area, probably right where it was originally.
I agree with Diana, to a degree. I think it’s okay to save things for a while. However, set a time limit. Put a reminder in your phone for not more than a few months. In my case, I end up donating about 90% of that stuff.

I think it depends on if you have a repurpose idea already or if this is something you commonly do. I would save them but I always have a project. If you complete repurpose projects at the rate of twice a decade then I suggest you donate them.
I agree with arcy. It goes OK but bring in another color that you have in the room. If you have a wood floor, perhaps use a tone from that.
Extra info helps. My thought is this rug will look lighter / brighter when laid out on floor - there’s lots of white in it more than the black. It harmonizes with your print fabric. Sounds like you’ll have lots of color in room for interest. My only caution is to make sure you are able to view rug actually laying on a floor as it will be seen - before buying. Colors & patterns look very different placed on horizontal & vertical planes.
Have the rug placed on the floor, or better yet, borrow the rug on loaner to test out in your own space. I've never dealt with a rug store that won't bring rugs to test in the home or let you take them to test in your home.
I’ll be redoing a small refresh in my Master Bath and Kitchen. Both will have either chrome or polished nickel. I like the little sparkle, as Beverly says.
IMO chrome it is timeless and a master bath is a private space like the bedroom and can be very different than the rest of the house for even hardware.
The other advantage to chrome is that it's the least expensive finish. When outfitting a primary bathroom the savings can add up. I did want some sparkle as others have said, and the cost savings was a bonus when we remodeled two years ago. That bathroom has gray and white tile. DH still likes brushed nickel, though, so that's what's in the secondary bathroom (all white tile). I think gold and black are trendy, but I do like black in some circumstances.

I am guessing this is a playroom and catch all room, that you want to turn into a teen bedroom?
If so, get your teen on board. Ask your teen to pick out bedding that she loves and from there everything else will come. Area rug, paint color, art for the walls, etc.
Hopefully the lovely folks here will give you some inspiration. However, they’ll need more photos of the entire room. Also, post a floor plan with readable measurements including doors and windows, etc. It’d be helpful to hear more of your style and what exactly you mean by “library.”

I appreciate everyone responses. yes i do want rugs. Not sure about the sisal on little ones knees (2 more grandbabies coming within next 8 months and i have a 6 and 4 year old grandchildren currently) so i would like something softer than that for the family room. i dont want a lot of color but i want a neutral rug with some color…muted blues, gray, brown….or greens.

The green goes really well with the cabinets, counters and flooring. A backsplash is a very difficult challenge to choose correctly. I doubt you could easily find something else that goes with your cabinets, counters and flooring that would look as good. It would probably look like the ubiquitously popular "Bland Look of 2022", and not be an improvement at all.

I think the counters look nice with the whole kitchen. If you replace them with some Quartz with the fugly pattern of varicose veins that are ubiquitous, it would not be an improvement.

Pick your soapstone and THEN pick your blue.
There are thousands of beautiful blues but your stone will be more “one-of-a-kind”. At a minimum, get a piece of it so you can look at blue paints with the soapstone IN HAND. Not every blue will be perfect with your soapstone.

Also, why just Benjamin Moore? A good professional quality industrial cabinet coating will be able to match SW or FB, etc. You are not planning on using actual BM wall paint on your cabinets, right? Because no pro should do that.
I think you would be amazed at how many times this happens and no one ever notices. If he did not tell you I doubt you would even notice.
Yes to researching a repair. We were told our KitchenAid built-in fridge was a goner. ($12k to replace). We found a repair place that replaced the motherboard for $1700. Still running after 10 years.
I have a 17 yr old KA double wall oven and will really hate the day it no longer can be repaired IMO the best one I have ever owned . Have you checked out a repair I live in a small town but my repair guy fixed my cooling fan in mine with KA parts last year. for $300 . As for the replacement I would probably do the Miele with that warranty.
I do have an "old school" appliance repair guy, who has done work on this oven over the years. I have a call in for him and am keeping my fingers crossed. I have also done a quick visit to an appliance store, and it seems 30" oven cutouts are not a standard thing like dishwashers, meaning that I likely could probably not fit a miele in my current space. There was a kitchenaid oven that would probably work.
Hopefully my guy can keep this oven going, so all these bigger decisions can be put off for a bit longer.

You seem to have gone the monochromatic route, but I think you need some more texture and/or pattern.
Maybe a wallpaper on all walls to add a muted pattern and depth?
I would not mount the TV above the fireplace, it is too high for comfortable viewing.
I appreciate your comment Connecticut Yankeeeee. I think my compromise may be to review some of the tiles that had an acceptable DCOF but I refused due to lack of color intensity. It's hard, though, I have such a vision in my head and hate to spend all this money and not end up loving it.
Not sure about black nor whites. But existing colors in room would work great.
Oooh, that sounds like an expensive and messy project! I’ve recently bought a home. My rental had 9’, 10’, 12’ and a two story living room. My new (old) house is mostly 9’ and 8’. Going from 20’ ceilings to 9’, I love that it cools easier and is easier to decorate. And I don’t even notice the difference between 8’ and 9’ honestly. If the neighborhood is great, house is great otherwise, consider buying it. I doubt you’ll notice the difference after a few days.
No easy way to raise first floor ceilings, but it's relatively straightforward to vault ceilings on a second floor without touching the roof or making major structural changes. A structural engineer can determine the extent of collar ties or other modifications required.

For those rare occasions I would just buy some nice quality white folding chairs. Why take up room in the house with rarely used chairs?
Why the tablecloth? You have a nice kitchen and living space ... and all I see is an old wrinkled tablecloth which brings the whole space down a few notches!
Bondia I like your naked table top! Rather than a cloth, use some brightly colored circular mats and let the wood show! You know, we all really DO live in our homes. They are not stage sets for photo shoots. I am NOT a pro but I love design. At the same time, I live a real life. In a house with lots of flaws. Which I love, by the way. With a puppy who chews rugs and woodwork, and a constant whirl of activity that means I am rarely photo worthy. Don’t sweat it. We get it. 4 chairs. White, if possible. And let that natural table top shine! ❤️

It looks weird, but not weird enough to have it redone. To correct it would mean rebuilding the stairs. To make it look maybe a little better, install a handrail on the wall on the right.
Until you pointed it out, I thought it looks fine because the distance of the runner from the right wall is uniform. Don’t sweat it. It looks great. You won’t notice it after you get used to it. And, no one will notice it until you point it out. So…don’t! 😉
I disagree--it looks awkward. The runner is usually centered on the top stairs and then there is more room at the bottom on the left where you have the wider steps.

Your home is in the Monterey Colonial style & should be advertised as such.
Typical of that style is the balcony and shutters.
If your realtor doesn't get it, find a new realtor.
Dani I don’t think anyone was calling you out; the vicious post by Coldwell was completely unnecessary., but typical for her.
Interesting debate. My son and DIL bought a home in the top school district. Two years later the neighborhood was re-zoned and class size went from 18 to 32 for grades K-5. School rating went from A to C. Everyone was in an uproar. Luckily, it all got changed to something much more reasonable. Conversely, my other home was in a D school zone. Within 5 years or so, it went to B+. My point: don’t count on schools’ ratings staying consistent.
It’s a financial decision. Selling a house is easy, but buying one is very difficult. You may have a hard time buying a house in your preferred location. I would improve the current house rather than jump in the home buying market. Honestly no one knows what the market (or schools) will be like in 10 years, so crunch numbers and understand that you may be able to sell your house but get stuck unable to buy the house you want due to the hot market (worst case scenario).

It’s much better to wait to choose backsplash after your countertops are installed. Some people have waited as much as a year or two. No need to rush. Don’t let your “kitchen guy” pressure you. You don’t want to have any regrets on your choices.
One sink is absolutely fine if you want it. A 9’ vanity, though, is very long. Our Master Bathroom was about the size of yours. We had two sinks, a makeup area, lots of drawers, - but the cabinets were installed with some angles and not one long thing along the wall. (Our house was about 4000 sq ft.). We’ve always had double sinks but honestly could have gotten away with one. Everyone is different.
Wow a 9 foot Vanity. I could take a nap on that if the surface were not so hard. I am sure you will enjoy having that vast amount of space to use. I think I would still like the balance of two sinks but you do you and make it fabulous.
Here are a few I managed to find.
Nine feet is a huge amount of space. If you only want one sink, make it a trough sink so at least it takes up more real estate. Otherwise, I think the proportions will look really odd. You'll still have plenty of counter space. Your choice as to whether you'd like to add one faucet or two.
Two things can be true. The stereo equipment is very nice. The placement of the stereo equipment ruins the lovely view.
How funny, I used to live in this exact model house. We eventually painted it a creamy white. Your neighbors may hate you if the white is too bright. We did the cream garage door, too. We had no trim on windows and painted the front door a dark brown. This was a common scheme in the neighborhood of similar homes. Those who painted the garage door brown (or other dark color) didn’t account for the fast fading in the So Cal sun. Good luck and you brought back some memories.
I'm agreeing with alot of people here that a nice cream color would work well and I might suggest exploring lime washing the brick to neutralize it and maybe seeing if you can't fit a trellis over the driveway and get some vegetation around those open areas. Having fun with lighting fixtures would also be a sure fir way to spruce things up a bit. Good luck!
Over the years I have never heard many people say that they were happy they painted their old garage doors..mostly upgrading…replacing…adding a little more style…seemed to be more rewarding..on the most modest to the most elegant homes
I am a hardwood snob after owning a home with gorgeous real wood, laid and stained in place floors. However, I have had engineered with a fairly thin veneer in two homes now. Both floors were about 18 years old. Both were low-mid grade floor. They held up way better than I wanted them to🤣. I hated them. No pets or kids but we never babied them. When I replace, I’ll use engineered but will go up in quality.

@spagano yes the allergy thing has been a journey. It's just one of my 3 kids, but we are trying what we can to help with any house allergens...can't wait to get rid of all our carpets! I was reading that LVP can trigger those with allergies if they are sensitive to chemical smells, so didn't even think to go down that road until I started hearing comments about engineered. Thanks so much for the feedback!
We also have engineered wood installed 13 years ago, there are some scratches in living room where kids played a lot and dragged toys etc. But apart from that no complaints. Flooring looks greak
Not a pro. But if you love to enjoy the outdoors and the sunsets, then I think it’s a great use of your home. That’s a lovely patio and I’d certainly want to sit there and enjoy, without bugs. The possibility of less sunlight entering the home is something to consider but maybe there are some good work-arounds. Or, perhaps, less light is a good trade off.
I wouldn't make any decision about changing the front of the house until you've lived there for awhile. You have a beautiful home as is, and you might make a decision you regret later. This is not an emergency decision you must make immediately. Put some kind of seating out there and see how much you actually use it within a couple of months. Also, this is an exterior project, so it's not going to affect your living conditions if you wait.
I can understand the desire for a screened porch. I too live on a property with a lot of water and bugs :) Call in a pro to help you with this. If you put a solid roof on it, it will block a lot of your light on that part of the house. But it could be possible to build it like a solarium or conservatory with a glass roof that is attractive. Probably not actual glass now a days. It would need to be pitched for the sake of snow load and rain run off. Another issue will be the precipitation. Currently it runs to the roofline- if you do a roofed porch, you need to accomidate that. Those are probably your biggest building challenges. Adding in screen walls is more of a visual challenge. But people do manage. You can use your framing to help create visual appeal, some folks use gingerbread to dress things up. Landscaping helps too.
Well, without seeing the whole bathroom and not knowing any other details, I’d say that side piece of marble doesn’t match. The installation could be better, too. Any other details you wish to share? And more photos?

I understand about being hesitant to say something - I had a tile setter pack up his stuff at lunch time when I questioned his use of MASTIC while installing Carrara marble on my shower walls (even though the bucket CLEARY provided that it couldn’t be used with translucent stone or over a surface waterproof membrane - and I had both). Plus, there were bags of premium white thinset sitting right there with all of the materials he purchased for the bathroom renovation.
But he was NOT HAPPY - bc I was being ”difficult” - again.
FYI - I had previously questioned the flat pvc liner on the subfloor = no pre slope. Those were the only questions I had - and I was extremely nice/polite about both (plus, asked questions vs. accusing him of wrongdoing) + offered to pay more $ to have them fixed.
it’s difficult to find a new contractor to jump in to complete a renovation. So, if the rest of his work has been of good quality - I understand why you don’t want to lose him.
HOWEVER, if there are other issues - that could change my mind.

Barring anymore shipping delays everything but the door between the bathroom & my bedroom was supposed to be done this week, shower door, electrical work & some finishing type touchups. Shower door came in yesterday which he installed & changed the side splash to the one in the picture which i brought.(as i said it was a bit of a battle).
As I said I could handle the back orders but it was some of his inconsistencies in what he was telling me on Monday that was frustrating me the most. Last week multiple times he told the electricians were coming on Tuesday the 2nd, so that meant everything but the door between the bedroom & bath would be done. When I asked on Monday what time they were going to be at my place on Tuesday, that was when he told me several times they were coming on the 6th. Finally I said the 6th, that's Sunday. As I said above, things just starting falling apart more so I went down stairs instead of exploding.

Oh, much newer than I thought. I recommend considering all the ideas here. And I recommend living in it for several months before making changes. That way you can see what works and what doesn’t.
