More info please. Is the pic your neighbor’s house? Don’t see a gutter along the roof line or corner down spouts. Any chats with them about plans to replace gutters & telling them about water damage to your yard? In most cities there’s code about surface water management of water runoff created from one’s property - that is, not allowed to drain off onto another neigboring property.

the plants is not the issue, its what can i out there so the water doesnt puddle there. it washes the mulch away so i was thinking gravel?

The perception of that table scene is so real! We are expecting rain tonight and tomorrow. I hope it’s a good soaker as it’s needed. All my hostas are pipping now. I can’t believe how early it is…..Liberty is already 6-7 inches. Tonight the temperature is supposed to drop to 32 F. I am not too worried as my yard tends to be warmer than the official temperature. But, I will probably cover Liberty as it’s so tall. The only other that’s up tall is Royal Standard so I may cover that as well. Christmas Candy was overwintered in a pot. It survived and because it’s in a pot, I will bring it onto the enclosed porch.

Remodeling is slowly progressing. It took two days to deal with getting the tub out. It was sawed almost in the middle. It was a cast iron tub and was stamped 1929, made by Kohler. It took three men to take each piece out. They estimated that it weighed 500 pounds. Yikes!

Also, I trapped a little cat who’s been seen around the neighborhood. I started feeding him so I could trap him for a neuter. He’s scheduled for Wednesday morning. I intended to trap him tomorrow, but he doesn’t visit each day. When I saw him this morning, I set the trap and got him. No more baby making or fighting for him!!

It also matters where you live since wallpaper does not stay stuck if the camper freezes over the winter. I aslo ageree with all the other things about the structure and storage.

Thank you all so much!! This is all such incredible advice. You’ve give me the path forward I needed to hear. I especially found useful how well you articulated for me what it is that WORKS so well about the inspo pic - it’s a two tone room, pops of color and texture. I am going to start with the window treatment first, since we all agree the blinds are horrendous. I am also going to take the advice of pulling in hints of the “greige” in my lamps and headboard by getting a blanket at end of bed to tie that together and add some interest to the bed. Love the hack of a larger comforter to give the bed the volume it is lacking, and loved the comment that the duvet is giving dorm vibes LOL, 100% agree. Once I see how the window treatment and greige accents are doing, I’ll use that to make a better decision about what night stands I want to upgrade too… right now, I would be too worried I’d get night stands that clash with whatever direction I’m going.

Location #1 that I was considering gets sun until 4pm during long summer days. But now I am realizing importance of dappled shade during summer afternoons. I think location #2 would meet this condition since location is just 3 ft east of a fence running N-S exactly and also shade after 1 pm. However, #2 has small slope and the hole will be 3 feet south of a maple tree. I will need to water daily the first year. Having the color fade would be no fun, so #2 is what I am inclining to now.I will come to know if it likes the spot in first 3-4 weeks is what I am banking on.

I love the June hosta. It does look beautiful when it gets quite a bit of sun. But don't underestimate the beauty of June in full/partial shade. It is awesome then too.

This is rough and don’t have measurements but this is concept. Transform peninsula to peninsula/table. Or totally remove existing peninsula and create large island. I would put my dollars 💵 on this part, and not spend on changing window and door. Leave those as is.

I love the window idea! Our deck doesn't extend that far... yet. I may have to adjust some measurements on that remodel to make this happen!


I think at this time budget-wise I am looking to leave it in place, and will probably change the surface.


The 74-inch blue marking is that door situation, so eventually it will be a sliding door, and the green red, and pink markings in the kitchen are how far away the peninsula is from the cabinets/pantry.

Lisa it is crazy early for the Hostas to be up here. It was too late for the Tulips and Primula that they munched on prior to Bobbex(ing) though grrr. So sorry your Lawn Service scalped your lawn & bulbs. I would have been ticked but sometimes the evil you know...WOW another beautiful Forsythia. Especially enjoyable for you since it had been awhile. Lovely Daffs and your Hosta are really far along. Denise is adorable!

Paint the door black. Add a black railing. Hang a black window box at the top of the railing and on the diagonal window wall. Grow trailing, vining plants with some splashes of color. You will have to water them daily with so much direct sun and heat from all sides of the the containers. Still, a good way to get some greenery on this side of your home.

I like the ideas of making the glass like the front door either with a film or new glass. While you're at it why not do the sidepanels for a cohesive look!

Even if no one can see in, it's disconcerting for some people (myself included) to walk by a naked window at night knowing that someone MIGHT be able to look in. It's also not an attractive sight--the black hole in the room. Covered windows always look better at night--much more cozy.

Our vacation house is on a horse farm, and my husband always says, who's going to see you--the horses? Well maybe, or maybe not. ;)

LOL, I think it already looks like a teen girls room. A good idea, is to sit down with your teen and ask her what she wants, and to find some inspiration rooms. Ask her what colors she wants for the walls and bedding, etc. It looks like it probably needs a new rug. Let her pick it out. Obviously, she needs some type of storage, both for clothing, and for other things.

Consider a credenza that allows you to put the printer on top and has file drawers and storage below. Bookcases have never really worked for me since they don’t accommodate a printer or files.

For decor, I usually browse rugs first since there are tons of paint colors. Easier to work “from the ground up” in this case. Look for a low pile rug so your office chair can roll on it easier. I chose polypropylene in my office for that reason.

@ Michael Maxwell - If you were going to redesign your kitchen today, given the same footprint that you currently have, how would you change the layout and avoid this issue?


In the OP's kitchen, how would you have designed the space that the refrigerator was not next to a cabinet with a drawer?


I am working on designing my kitchen right now. I have played with a lot of options. I know the largest current pain points and am doing my best to avoid creating new pain points, but I only have so much space to work with and I can't get rid of the blind corners and leave three doorways and have ample pantry space unless I find a way to stop doing laundry. Damn that washer and dryer taking up valuable space for a task that I hate doing.


My point is that design is often about making the best use of the available space and within the available budget. Unless both space and money are pretty generous you often end up with some level of compromise and not absolute perfection. Even the most talented designer will have to work within the constraints of the project. They can't magically produce more space.


On many posts I have been the first to stand up for the owner and say the designer/fabricator/installer made an obvious mistake. In this case I didn't see a mistake, I saw a very common compromise. Not every kitchen has ample space and can avoid placing the refrigerator next to a drawer without giving up needed drawer space.

The chairs have grey in pattern & the walls look a greenish grey. Of the 2 you show, my preference is 2nd one style wise but 1st color wise. Are these both really love seats not sofas?

The love seats will fit best for sure. They seat the same number as a sofa as long as there's two cushions. No one sits in the middle spot of a sofa... I think the sofa should be the same tone as the background of your chairs vs the gray leaves in the pattern.

Following along, and it probably would be helpful if you could answer some of the questions people have been asking. It's very helpful that you've added more photos of the your space, but a few words of clarifications would be even more helpful.

I think it looks like it would work well in your space and I love the ideas being shared here, particularly the painting in jewel tones laquer for some.

What is a ”cutting board wall”? My vote is for calendar & BB to be on the indented wall on right - mostly so they’ll be hidden from view at front entry & not obscure view into your beautiful new kitchen 😊. I don’t think having a space between calendar & BB for easy light switch access is an issue.

I'm not stingy with # plants in a pot, but I don't go overboard. Cramming too much in there leads to overcrowding and competition for water and nutrients. Those lush containers exploding with color for sale in May? Going to be pooped about by mid-summer. But that's what people want and will pay for, so that's what offered for sale. Actually, it's smart on the nursery's part -- more sales for them since people then need to replenish their tired, bloomed-out displays come mid-summer.

Now, I can see if you're having some big shin-dig or something where you aim to impress and must have that WOW factor, but other than that no, it's a waste of money. What can be smart is to buy one of those over-sausaged hanging baskets or containers and split the contents into two or three of your containers at home. My sister used to do that.

There are some plants where just one plant in a pot is all that's called for -- something big like a geranium. For smaller plants, I do space relatively close together but not one right on top of another -- no specific # per pot that dictates it, just a good dose of common sense and knowing the general size and growth habits of the plants I'm working with.

All the containers you see here are one plant per pot:

For seasonal containers, I overstuff. It's a practice I picked up from watching too many gardening shows and is intended to make the biggest impact. I have not found it to be a hinderance to the containers' success as long as diligent watering and fertilizing regimes are followed.

But tbh, I don't do very many seasonal or annual containers. Most of mine are permanent plantings (trees. shrubs, perennials) and those I do allow sufficient room for development for at least a couple of years.

I have trouble keeping containers watered during high summer if plant roots are taking up most of the pot. But I do like the full look! I love the container eye- candy of thriller- filler- spiller, but often do pot groupings of single plants per pot instead.

One thing I may try this year, since life is short, is to pony up for bigger transplants, that I still would pot up to larger container but get bigger bang sooner. That also might allow me to place them in less than all-day sun ( still several hours of sun) because they’ve already had a good start.

Not sure this is a good strategy though since I guess transplant shock still takes a toll & maybe my usual 6-pack transplants are better.

But the squirrels! Always digging things up, so if not vigilant you come home to dehydrated little plants on the ground.

I also do a lot of container perennials instead of very many annuals. Hardy ferns, Hellebores, boxwoods I’ve propagated, sedums.

I am a lazy cleaner - I am not one of thise people who does a full kitchen counter wipe down every meal. I have had white counters, and I have had a lot of dark swirly granite counters that I inherited where you cannot see any dirt. The white ones are MUCH easier to keep clean. It takes two seconds to wipe the one dirty spot. Versus dark counters where it takes two minutes to eye it from different angles hoping you found everything, or worse, five minutes to wipe it all down. White is a lazy cleaner’s dream, imo.
