Hi Buehl,

Sorry for the delayed response again! (Yesterday was a family occasion)

I confess to wanting it all, and in a less than ideal amount of space, but will settle for getting as much of what I want as possible 😊. I would consider a range if it made a big difference (but would still like a smaller 2nd oven at eye level, and an eye level microwave), and I'm OK with making the window on the bottom wall a bit smaller.

My biggest concern is efficiency and functionality while working in the kitchen both when I'm in there by myself and also with two people doing different, or the same, things at the same time, and also having the right storage in the right place.

I'm OK with storing kitchen overflow in the closet on the other side of the stairs, though I hope my decluttering efforts will mean I don’t have to! The amount of storage I have in my existing kitchen is fine (though it could be better organized), so if I did have to use the closet on the back side of the stairs it would probably only have to be for rarely used items.

I know the combo of my wish list and my kitchen size is a brain teaser, and truly truly appreciate the help!

The cool thing about a hidden drawer is that it is easily removed if you decide that you need or want to use the full depth of the drawer. It's not like committing to a four-drawer stack where you are stuck with that configuration.

I'd avoid a beveled tile, and I will HAZARD a guess that the accent finish in your inspo is brass/warm versus chrome. On the pendant and on the hood detail. Design is editing, show your counter top, the cabinet style, etc. The hood is accent enough on its own., and I see no reason to do any change in backsplash beneath it.

I'd add that chrome is ..............a finish I'd limit in a kitchen, though it is fabulous in a bath.

It reads luxury in a bath, and a bit less so in a kitchen.

Now, the trend in fashion is wide leg pants. I personally would never buy or wear wide leg pants. Personally, I Iook and feel best in skinny jeans,

My GAWD.....the first issue?

You need to be 5'11", and a size two - essentially a straightened wire hanger.

They drag all over the ground, or they look too short.

My luck? I catch a toe as I descend a stair with a gigantic tote at a client and the fall takes me out of this business - one that is far more physical than you can imagine.

I do not go to a gym, to stay in shape- ONLY to float in fat ass pants that would accommodate someone 6 sizes larger.

I hope my white skinny pants from last season didn't die in their silicone pac embedded crate. I will not be caught dead in these floaters.

( trend noticed at gym: Either the up the crack yoga variety ;LEAVING ZERO TO ANYONE'S IMAGINATION......or this revived thick, hideous baggy, lumpy fleecy sweatpants look we all abandoned in the 80's! WTH WTH WTH !!!

Okay, I can't help myself! Sorry! Cement is an ingredient in concrete.

There is no such thing as cement driveways, pavers, countertops, nothing is cement. It is all concrete. Been married to a civil engineer for over 30 years and he's wormed his proper terminology into my brain. LOL.
