For my regular guests, I make sure I have in a permanent stock of their favourite drinks and snacks. For example, I always keep mini cans of ginger ale in for a friend's little boy (who, ironically, is only allowed it at my house!), and cola for his mum!

I'm not sure this counts, really, but I also let my partner keep Marmite at my house, which I loathe, so he knows I must love him!

Wow, such a GREAT idea Ann to organize this trip and sounds like so much fun! I wish I was going to be down in Florida for a cheap flight to Nashville at that time. Sadly I can not make this trip, as daughter will have just had third child just prior to those dates and I am scheduled to stay with her family to help out. I will definitely be looking for any future plans you Houzz folks might have. What a blast!!

Agree, looks great. I'm getting ready to paint my house and door. I did not think you can paint a storm door. I like mine for security (we get lots of door to door sellers). The twig heart is too thin in scale for the front. Agree with the others, let that one go and go with bolder, chunkier accents. I take it you used Behr primer for the storm door too?

I think if you can live with the bullnose edge, this would be your best bet. With everything in your lovely new kitchen, the edge will just blend in and be less of an issue. Very nice choices of materials you have made.

Yes, the project is complete and we did achieve a "win-win", albeit in an odd way. In short, we agreed to accept the bullnose edge countertop. However, on install day, it was discovered that one section had been cut too short. There was no choice but to start all over again with a new order. Six weeks later, we took delivery of beautiful counters finished as originally specified. The materials we chose on the second go-around (Caesarstone quartz, Walker Zanger tile) cost slightly more, but we did not incur any additional labour charges.

955, the previous island countertop (photo above) was granite and it had a radius on one side. The new island countertop is rectangular.

The final aspect of the kitchen update was painting the knotty pine island. It was a huge undertaking, but I am very pleased with how it turned out. (I used BM Advance and the colour is 3X Thunder.)

Congrats, your kitchen looks awesome and i love the look of the eased edge, the bullnose would have been such a pity.

Fake where water damageis feared or daylight is low. 1 or 2 mixed in with real plants can be nice. Plants vs Flowers and remember DUST them! nothing worse than dusty fake flowers sitting in the corner of the room covered with spiderwebs. If you have real plants they should be trimmed and in nice pots, preferably ones that match in colour and go with your interior colours. Too many overgrown plants look messy.

We have a housefull of real plants. My husband feels we live in a jungle, and my friends call it plant-porn, which I love. But two things; a. in our one bathroom with no windows, I use fake because it actually looks odd to be so plant-bare, and b. I once heard a clip of Oprah talking to Nate Berkus about this and they scoffed at the idea of ever having fake flowers in the house. It's a "don't do". Well that's all well and good for the wealthy to constantly have bouquets of fresh flowers, but many people can't afford such a thing and shouldn't be shamed for bringing in beauty where they can. If it makes them happy- by all means.

We have a choice right? So neither if I had to pick. I prefer less risky areas, to live out my days. That said, I do reside in Florida, but only when hurricane season is over.

Tall items, like you mentioned I put in the " Lazy Susan" in the bottom corner cabinet. You could also put one pull in the middle of the drawer cabinet. I sent a pic of mine, hover over to see full lower bank. I opted for the pull out trays behind cupboard doors for the two middle ones to break up the drawers.

Check the manufacturer weight rating for it. Mine hold a food processor as well as other things and is fine, but your mixer may be much heavier. A pull out appliance tray behind cupboard doors would work.

We try to make all base cabinets three to four drawers. The older you get the more you appreciate these drawers, over getting down on your knees to reach into a bottom shelf.

I have all drawers in my kitchen cabinets except for the under sink one of course. I love them, much easier than rummaging in a cabinet. I don't have any corner units either. Over the years I have struggled with lazy susans, stc in the corner units. I hated them especially when something fell off the shelf behind the lazy susan. My cabinet designer was amazed that I didn't want a corner unit. I haven't regretted going with all drawers.

Thanks. Not a fan of orange. Should remove stuff from fridge but like to look at my kids when they were happy and little. Now they are not home as much. Light switches are white and mostly blend with the white tile if I did stainless it would really stand out (in a bad way ) but I may try 1 to see.

My raspberry blooms are just starting to bud. Planted last year. How long before ripe fruit? I'm in high desert Arizona and the challenges of this area are still new. Temps up and down, hot or cold dry winds this time of year. Tomatoes are in but a few had damage from cold winds. Onions got emergency transplant cause a gopher was being too greedy. Got at least one, but I'm sure there are more.

The owners of a few houses in our neighborhood have done this, in all cases these are not their primary residences, so some have cheap furnishings they don't care about, but one resident had his expensive electronics destroyed (security deposit didn't cover it all and he had to sue for the rest). For the neighbors these short term rentals are a nightmare; people rent the house telling the owner that there will only be a few people there, but more often they have large parties, with lots of noise, drinking, and even drug use. One house in the neighborhood was used for shooting a porno movie (with outdoor scenes witnessed by the neighbors). You may luck out and have no problems, but the bottom line is you have no idea on how your house will be used, the renters will lie to you and their misbehavior may destroy your relationship with your neighbors. At least with a long term renter, you have time to check references and do a background check. When you rent short term you are putting a great deal of trust into someone you know nothing about. Many cities (like New York) have started banning these because of the complaints of the neighbors so check with your city, they may be illegal or restricted, even when allowed some are regulated (e.g., safety requirements such as handrails/fire extinguishers) and/or require the payment of hotel taxes. And guess who will turn you in if you don't follow the law - your unhappy neighbors!

I'm definitely not painting the oak table white;. It's in excellent condition as is the solid oak woodwork in the kitchen. One can't even buy oak of this quality today. Paint is pretty, but covers inferior wood. The chairs are vintage, but not antique so I have no issue replacing them. I guess I won't know what I'm going to do until the cabinets, backsplash, and granite countertops are installed. I decided to put off buying the chairs; if they are available when the kitchen is finished I may buy them just to see what it looks like, but DH said he feels they don't fit a country kitchen motif. Oh well, it was just an idea...

I agree with Patricia to try an LED first, for a cooler white cast of light rather than a yellow glow. The shades are actually lovey, I hope the bulb may make the difference for you.

Well that is quite a change you have made! Nice and neutral, really like the front door color and porch area. The wall could be the same as your shutters and garage door or even the mid tone grey of your roof shingle and down spout.

The shutters have already been painted. We painted them BM Brandon Beige and the Brick was painted ballet white. As far as the mix match, are you referring to the color of the siding vs the color of the brick? If so, that was done purposefully not to look "mix match" though. I hate to think that my house now looks mix matched. anyone else have thoughts on this. No hurt feelings. Would like your honest assessment. It is for sale. It is just a house. I am not emotionally attached. Thanks for your feedback.

For me....I think the picture you have above with the door and porch looks really pretty...with that said I think the brick planters are what's throwing it off...I wonder if possibly darkening the shutters to more of a brick color might tie it all together...maybe someone who can do the photo shop thing can help...the inside video is beautiful...

Good table, I like the turned wood legs above. For the top, put two or three coats of polyurethane on. You have small kids, the table needs to be cleaned easily.

It's hard to part with such a unique piece of history but sanity has to win out here. I say pull up some of the tiles and arrange into a wall art piece, then lay down new flooring that you can live with.

Does your table have leaves that could be taken out to shorten the table or make it square? I think because the table is so long the off set light is more noticeable. I actually like the light in your dining room and suits it's traditional look.

So many ideas already, but frankly, I strongly recommend you leave the rosette and existing fixture location (not fixture) exactly where they are. Then, either purchase an asymmetrical fixture* or simply install something like the Nelson bubble extremely close to the ceiling--within a few inches. If you do the latter, you've given yourself the opportunity to direct visual attention elsewhere in the room.

For me, it has to be location, good bones and potential of the structure of the home and enough yard and some mature trees I don't have enough time to wait till those trees get mature, want to enjoy them now, sitting in the shade with a cup of tea and a scone. LOL

Location-peaceful but with access to local shops, cafes, transport and schools, where neighbours look after their properties; quality structure; bright but cosy feeling rooms & a nice sized garden.

We also wanted a detached house when we moved 2 years ago, as we were fed up with noisy neighbours. Our previous tenement flat was beautiful in a great area but our downstairs neighbor got noiser & noiser over the years we lived there, ultimately using his flat for band practice including amp & drums. We're still renovating, which is becoming frustrating but we're motivated to finish it because we found everything else we were looking for with this house & not planning to move any time soon!

it seems never ending when renovating, but it is worth it, it has taken us 20 years. First we modernized it, but the house hated it, the atmosphere changed, and it was not comfortable. so started again and put back the old features and decorated old type. And our resident ghost refers like that.

The picture makes the dining room table look foreshortened, but believe it or not it seats six. It is a very early Baker dining room set dating from about 1915 that we had refinished.

Beautiful redo! And, WOW, from the dining room, what a huge difference! Using the shorter cabinets between the kitchen and dining room instead of the longer ones, really opened things up and made the area appear much more spacious! It also gave you a more ample prep area with more room between the counter and the bottom of the cabinets above. Nice job! Great choices!

tw123456, if you live in the United States, there's something called the National Do Not Call Registry. If you register your own phone number, it takes about a month or so, and your number should be getting less calls. If someone violates the no call list, you can also file a complaint against the caller. https://www.donotcall.gov

Thanks for the info Penny V. ;0), I have in the past, and because the govt. does not enforce these laws, these people keep calling. Also, these pests just change their name, and ID, and have calling centers from different states. Now, these annoying callers, get an ear piercing whistle blown in their ear when they call, some have recording telling you to press a # and an operator will come on to help, after I press the said # and the person gets on I just blow the whistle a few times.
We also tell them to hang on, so one day a guy calls and I tell him to hang on, he says to me, "your going to make me wait aren't you?"
Another time, after I had said hold on, the guy starts saying while I am putting the phone down, "please please don't ", after a while I came back, and he had already hung up.

Isendra such a beautiful room! I like the armless sofa you have. Does it need to be re-covered or can it be cleaned? I would go for 2 chairs on the opposite side with the small table and lamp in between and a glass coffee table. This room will look fantastic when you finish putting it together.

I agree with other posters that this room has beautiful architectural features. I too like the armless sofa, and it looks great where it is, provided it is centered in front of the two windows. I would suggest you go with the smaller upholstered chairs and have one under each of the arched windows. I would suggest that you put a bench or small chest on each side of the fireplace and then display the colorful prints on the wall above. The black-and-white print you have leaning on the mantel would look nice if you painted just the protruding wall above the fireplace an accent color, such as the blue in the other prints. Or, you could leave the fireplace wall as it is and locate the black-and-white print between the windows that are behind the sofa. As yet another possibility, if you have a wall-mounted sconce that matches the black sconce between the two arched windows, I would suggest you put the matching sconce between the two windows behind the sofa and keep the black-and-white print bird picture on the mantel. Having the black-and-white contrast on three walls and the original oriental rug with the black border in the center will make the room look unified.

Katbarnes, if you decide to paint the table black, I would start and do only the leg and side area below the top to start. Leave the top as is. Black placemats that can be wiped for meals under the kids. Black x back chairs like your inspirational photo will give it a modern look. As much as I love the rush seats with black, they are hard to get the mashed potatoes out of with little ones. Good luck with your project.

I agree with jn3344 and like the colours and paint technique of the round dining suite offered by Genevieve; and your second photo where the dining area is in daylight gives a much clearer idea of the room. It's a nice space and you'll be able to do something stunning with it. My suggestions are:paint the table legs and under-bit black, leaving the top and give the top a refresh/slightly darken the varnish to match you kitchen cabinets. It doesn't matter if the floor boards match, current trends are a mix of woods. The black chairs are really nice I would add a couple more only 4 looks a little sparse around the table . You need to pick up the darker colours on the walls with one or two items- maybe a frame around an extra large art piece and a planter stand in dark wood with a plant to add some greenery.

Do not paint the table, you will never be able to maintain it with little kids. Stained furniture is easier to maintain with a typically active family. There are great fabrics that are cleanable with kids. Contact me privately for advice. I like the blue wall color, you need window treatments that are more colorful/lively.

Wood floors with an area rug would look more polished. You could get a plush, higher pile area rug that would be very comfortable for your husband and also make you happy.

What is the style that you are looking for? Do you want casual, or more like formal "Park Ave." type? Will there be kids in there with you while you are in the office doing your work? will there be clients coming in and out/a lot of traffic through the room? How about colors? I know these are a lot of questions to answer, but if you want to do it right, you need to take all these things into consideration, ;0)>

If you want to take down the fence that is at the side and hides the garbage cans, you could possibly build yourself a smaller enclosure for this purpose, tucked sideways under the large overhang of the house.

The window trim is 4.5” and .75” thick however there is a 2” board that it is mounted on. It is an unusual installation that was necessary because of the way the windows were installed.

What if you do a wainscoting on the entire wall that created a panel over the attic entrance in which you used concealed hinges and a push latch? Here's a mockup of what I'm suggesting......For economy you could just utilize your existing drywall for the panels except where the access door is, in which you could use a thin veneer.

I guess I must be a dish-oholic because it would seem I have many. I designed my kitchen with glass cabinet doors in mind to house my many dishes that I enjoy seeing, as well as using everyday. The second bank of glassed in cabinets in my kitchen, are home to rose colored dishes, which were passed on to me from my beloved mom, now gone. I have only good things to say about glass cabinet doors in a kitchen. They suit my style to a tea.

Glass fronts are nice for your neatly arranged dishes (that match). Personally, I went with all wood to hide what's behind door #1, 2, 3, 4...all the doors :-)

I like the effect of glass doors on some the the cabinets. However, I prefer some type of translucent glass with glass shelves inside. It creates the same effect as clear glass without exposing every detail of the contents.
