Is this for a bathroom with a shower? Best thing we did was add the heater to our fan light combo, reduces steam and makes such a comfy experience exiting the shower FYI

Fantech with remote motors are excellent at venting and whisper-quiet. I have them in my master bathroom and it never gets steamy or humid.

I have had panasonic whisper quiet and was pleased - Most recent bath remodel my contractor recommended Fantech - the unit is remote in attic, very small footprint (5"grill), and has a small light - I contacted the company and spoke to a technician who was very helpful - I really like that it is remote (quieter), the fan is on a timer switch, the light has it's own switch (many do not) and the light can accept non LED bulbs - this was a small bathroom 5x8 and i really like not having a honking grill in ceiling https://shop.fantech.net/en-US/pb110l7--bath--fan--w--6w--led/p97375

A scale drawing with measurements will help, based on the information provided I wonder if you have considered a g shaped kitchen with a peninsula that may make better use of your space

A combination gray and brown roof would look better than plain gray. "Weathered Wood" is a very popular choice that goes with many houses' brick and siding colors. Choose a fascia board paint that's gray-brown to blend with the roof or a color that blends with the powerwashed bricks. Test ochre (reddish brown) and chocolate brown for other trim.
