Thanks for all the suggestions and positive feedback. This property is in central Mississippi on 140 acres. They plan to farm this property so the house is a bonus property that will not go to waste. It will be used as a primary residence should they love the rehab or it will be a rental should they not. My daughter is someone that has to see potential before getting on board. I knew during our remodel, there were some posts I came across that had mock-up visual aids. I explained that to my daughter and she asked if I could try to get some ideas. Structurally speaking, I’m sure the contractor in charge of the rehab would advise them on that. I was just trying to get her some “spruced up” mockups of the property or suggestions on creating them.

You've been given some great suggestions. The vertical ones on the column are the worst.


Lots of people have dyslexia. Do you want to make reading the numbers harder for people??

Numbers are very important to find you and I would choose black numbers and they need to be big that you can see them from the street you either can put it on the pole but might not be that noticeable another nice place to put it would be a spotlight under that small window to the right of the door and place the numbers there and then it was shine up on the numbers you can always see it at night and you should put some on your mailbox too either the metal or the wood part of the post would be nice for both places cuz some people don't look at every detail and then they miss your number I had that happen at my place I said it's on the fence and it's on the house above the door

Whomever designed your current door really got the proportions right. Have a door made with the exact same proportions, just in get some custom iron scroll work on the large interior panel instead of wood slats, and some scroll work in the half-moon area above. I would also replace both front windows on either side of the door with black framed windows. They will complete the look.

Love the color and the door style of the new cabinets. Really simple but not too modern and shows off the hardware well. Great that they didn't have to change the footpring. Always wish kitchen before and afters showed where people store their dishes and glasses!

Sand it with 400 to see the condition better. Then, if you think it can be used, I'd use Ciranova Ecofix Plus as the finish. ECOFIX PLUS (ciranovastore.com)

I would gently refinish what you can and then maybe stencil or freehand a design to hide the worst. Maybe a compass rose in the center. A dragon, a spilled vase of flower, maybe some Trompe l'oeil .I wish Beth would answer she is the refinishing furniture

You can leave the gutters white since they are attached to the trim, but I would paint your downspouts black or charcoal, which ever color you choose. I would consider removing the porch railing and reworking your front porch and sidewalk so it is less confining and more welcoming. And shorten the downspout or see if it can be buried into a french drain. It shouldn’t need such a long outflow pipe.

Yes to the black siding and white trim. Please paint your downspouts black. They are not a feature and should blend in as much as possible.

Did you end up talking to a few more realtors? It is so important to work with somebody that you trust but also has the experience in all kinds of market situations such as higher interest rates and low inventory. That's where we are now. Remove what you have on there and for sure that TV has to go somehere else in the space. IMO that whole FP wall area would be arip out it is not nicely designed and once you start removing the stone to replace you might as well redesign that whole area. Olan for the TV on the wall across from the windows to beging this redo.

@RedRyder, thank you for the honest opinion on the hood length. And that’s a great idea on waiting until cabinets are installed. Our contractor is also a friend so I do not think he would mind us doing this, so long as we get what we want in the end.

@btydrvn, yes thank you for that perspective. I do hope to find a range hood to create some balance with the tall cabinetry. The cabinet to the right is a hidden pantry and we have reworked the cabinetry to the left to replicate the panels. Do you think trim at the top like theyre showing in the pic i posted above would help bring it down to human level. I will say, I’m 6’ and my husband is 6’4” so human level for us always feels a bit short ha ha.

@Ac lb I detest the T-bar knobs.... I have not ripped any clothing but I find them to get tugged on things. We foolishly put them in our bathroom a few years ago. Big regret. They will disappear after the reno.
