Interestingly enough, Shaker style is pure Americana.The furniture evolved in USA, not England. I love Shaker style. You don't mean you wouldn't have a sit down table somewhere?

Ramona, I like the little table in the room above. I think I could make do with that and some bar stools. We hardly ever use the tables in my house now.

I think the white lamp is too large for the space. Could you try just one of the crystal lamps with the green and white shade instead?

You could use the white garden stool as a chair pulled out a bit from the table so you can sit on it without having to pull it out and the green as a side chair. It’s a small busy space. On the other hand, the see through chair would not add to the cluttered look. It’s not really my favorite chair, but it does have that advantage. Try both out for a couple of days: with the chair and with the stools. See which looks and works better in the space. Good luck!

No, I do not have a steam oven. I have a regular gas oven with no convection feature. I'm 66 and I don't think I can re-learn all my cooking skills.

Good to hear how you use your steam oven Janejanel. I have only had my new kitchen installed the past two months.

I am still learning how to use the steam ovens features. So far I am impressed. We put a fan forced oven and the steam oven side by side, its the best of both worlds.

I have found reheating and defrosting have better results than the microwave. It does take longer. Like you said there is time for a quick shower ect, there is no need to hover near the microwave to make sure it doesnt start cooking a chicken breast when I only wanted to defrost it.

I can see the microwave will not have a place in my kitchen eventually.

Yes, that's the thing. I live in NYC, where real estate is veeeryyy pricey, and you have to be aware (even miserly, lol) about space. And when I was deciding, I said, did I want to dedicate a permanent part of my prime kitchen real estate to a microwave, just to reheat and pop popcorn? Not really. Plus, I figured should I really find it horrible and that I just had to have a microwave, I could just buy an inexpensive one to pull out to use when I needed it. It just plugs into the wall, after all.

Almost a year later, still no urge to go out and get that microwave.

I haven't really put it through it's paces for bread-making as I'm not that advanced a baker, but highly recommend for steaming protein - I've done eggs (custards), chicken (poach with wine), meat (Chinese meatloaf), and of course seafood. Try steaming fresh scallops for a change for a super-light, sweet tasting alternative to the butter pan-fry.

Both... similar procedures used in both, however the "laminates" were the subject being focused on simply because of the volume produced, used, & recognized by the public.

Don't forget the bamboo! LL and Costco bamboo had the same issues as the laminate and engineered hardwood - it just didn't get the same attention because there were fewer board-feet sold.

I think if they are cleaned up as soon as you find them, you should be OK. The problem with carpeting is the odor is hard to eradicate, and if it gets into the pad, it will just attract them to keep using those spots.

Pet urine damages all wood floors. Sheet vinyl is the only flooring that is accident proof. Daily scooping, or anda trip to the vet is called for.

I think, Dreadocrator, your dilemma's title says it all. You've got the cart before the horse. Like others have said, address the things to be fixed before you get all depressed about decorating. Unfortunately, you won't be able to "see" the things youput money and hard work into, but it will pay off in the long run. Angie's list is a great resource, as is the "Find Locals Pros" button here on Houzz. Just remember, a handyman might be a cheaper resource than a general contractor, and might just be able to let you do a lot of the work. Just remember to get references. And if they don't want to give references, find another one. I have used Handyman Connection (a national franchise) with good results.

Sounds great dreacorator! My in laws gave us a swing a few weeks ago & I try to go out and sit on it as often as possible, even if its for 5 minutes. I am looking at a deck that desperately needs painting & trees that need trimming, but its still wonderful! Congrats on your "breakthrough!"

You could do what I used to do for a new saddle--saddle soap and water. Work up a good lather, then rub it into the leather, let dry and buff to a sheen.

We are in a rural area on LP gas, so our gas water heater was a gas hog. Changed to a tankless 2 1/2 years ago and we have already recouped our investment due to the high prices on LP gas. We love it! Never run out of hot water!

Installed our natural gas Rinnai in 2010. We love it! I have two teenagers and three showers. We can all be in the shower at the same time and everyone has hot water! We replaced a 40-gallon electric tank water heater that was in our crawl space. Our electric bill did go down, but we had some additional costs involved in running the natural gas line to the house. Still, worth every penny!!

If you want a WOW room, then Grover's teal rug picture is the epitome of WOW. Your carpeting is beige--DO NOT go for a light gray rug! Your carpeting will always look dirty, as will your sofas.

Moen makes a good one, available at Home Depot. My plumber does not like Price/Phister, as they are now made overseas and quality has gone way down.

Have you checked out the reviews for these faucets on sites like Home depot or Lowes? There's a huge amount of customer reviews for both of these faucets. The average reviews for both faucets are both very good but I find sometimes it's more helpful to read the lower rated reviews. You can often glean installation or function issues from them.

About 17 years ago, our basement was flooded when our hot water heater exploded. So we removed asbestos tiles in only ONE 5x8 section of the basement that was extensively water damaged. This was the most disgusting and difficult project that we have ever done in our 1937 brick home. The tiles popped off easily but in PIECES. The mastic is unbelievably difficult to remove. We had to use a heat gun and scrapers to remove that awful mastic. We did not have flood insurance so we had to do this ourselves. I would NEVER recommend attempting to do a whole basement yourself. We wore coveralls and face masks but the smell and mess of removing the mastic was just too much. We finally cleaned the area pretty well. Luckily, the original owner left us several boxes of the original tile. So we patched the area. We are only the second owners of this home and the entire basement floor looks pretty good for its age. I used an electric floor scrubber and polisher on it. We didn't have the option of floating floors back then. Now, we don't use the basement as much so the tiles will remain. BE VERY CAUTIOUS. GET EXPERT OPINIONS BEFORE YOU ATTEMPT TO REMOVE ASBESTOS TILES YOURSELF.
