Nicole, I worked in the humane industry for 20+ years. Your story brought back so many feelings that I still fight even after being out of the industry for decade. I loved working with animals and helping to lead the fight for our four legged friends, but the emotional fatigue from working with people like the owners of Polerna and worse wore me down. I started to view the whole human race as animal abusers and worthless slime. I recognized that there were a few good people like you and the others that posted their love stories.
I wish you could have told them no, but I fully understand why you didn't want the emotional distress of fighting with them. I avoid emotional conflict as part of my own self preservation. I thank you for doing what you could and giving Polerna a few days of relief from her sad existence. I had to learn that we cannot save them all, we can only save them 4 paws at a time, but you will find another loving four legged friend to share your home, and every one that finds a good home is one less that ends up in a shelter or on the streets or in a bad home.
Believe it or not, I am not opposed to buying a dog from a breeder. Good, ethical breeders have a role in the world. Sadly there are too many back yard breeders, puppy mills and people who have puppies only because they were too stupid/cheep/lazy/irresponsible to have their pets spayed/neutered. Don't support them. They are the cause of so many dogs ending up in shelters.
There is nothing wrong with selecting a breed that is appropriate for your lifestyle. Good selection helps ensure that the dog will fit and won't need to be re-homed or have issues because your a couch potato and your dog is a high energy working dog that takes their frustration out by destroying your home.
For those wanting a house broken, well trained adult dog, high quality breeders will often adopt out adult dogs that they kept for show and didn't pan out as well as expected.

I suppose it depends on where one lives, but I have never found my outdoor furniture to be infested. Sitting outside in comfort is so lovely. I hire cleaning people for outdoors just as I do for indoors, but even if I did it myself I 'd find it well worth the effort.

I love almost everything about this home, and Lewis Miller is so charming. The thing I did not like is the kitchen. While lovely, it seems too dark to me without enough counter space to really prep/cook. There are too many items on the counters. However, he did say that he isn't the one doing the cooking, so maybe it works for him. Thanks for sharing Gizmo.

The light fixtures in this guys kitchen list for $3966 each and I see three. This is not his only house. He has a place in NYC and I think he mentioned another place "up north".
I know that we generally want to see exceptional stuff. But these shows are starting to sound like the old House Hunters joke about "I breed hamsters". "I am a stay at home mom, and I make custom tea cozies" "Our budget is $2M, cash"
I‘ve had these Taryn Rose ones for a long time, and they are quite comfortable. I am not sure if they are still made, though.
I have now purchased and returned 10 pair of cap-toe ballet flats, including the Blondo waterproof. They did not meet my requirements, but I can’t resist a cute waterproof shoe.
I am slowly coming to the conclusion that my feet simply do not fit into this style of ballet flat.
Well, of all the outcomes, I did not see that one coming. IMO, while the others were all attractive, none of them can quite touch the original.

Lars, you are correct that the flood risk is high. I noticed that along with the incredibly low property taxes (compared to ours).

No fear of that! It's already out of favor! I agree with most of what's been said, that it is way too ornate, too much like a palace or museum or public space than a home that feels cozy. The marble bath tub got me as it'd never get warm enough to be usable. But I suspect this house had nothing to do with being practical or useful. Not surprised that they want to sell it. What makes me think they're moving into a 2500 sq ft colonial???

Of course you are overwhelmed. You just survived a fire and smoke and that alone was super scary. Thankfully you are okay and now you need to pick up the pieces to get your life back in order.
I agree contact servepro. They do this all the time. They clean up after fires, floods, deaths... You are not alone and they can help you figure out what items you can salvage.
Then use this opportunity to make this space a place of comfort.
After dealing with the insurance company....
1) Serve pro
2) choose a calming pretty paint. Paint trim and wall all the same color. A soothing color like Benjamin Moore Simply White or Swiss Coffee also by BM
3) Start thinking about the way you want to be comfortable. Sofa, ottoman, chairs.
4) if the floors are good keep them otherwise try matching what you used to have.
5) If the siding is not worth saving, find a cool light blue gray that would like nice with the brick.
6) I like Minka ceiling fans I find them to be the most quiet for the price.
Meanwhile deep breaths. You are in survivor mode so this is going to take some time. Be good to yourself. You are winning the war on this terrible fire.

Have been on the hunt for at least four years for a Yves Saint Laurent top that matches a skirt that was given to me. It’s by Tom Ford and from the Fall 2001 Gypsy Collection. I’ve found a few that were all too small, until last week when one popped up on eBay.

The OPs drawing shows a 60" island. If it will be 48" as stated, that means 12" more aisle space at the sides. Splitting the difference means aisles of 45" and 44", less counter overhangs. It's actually simple math, and doesn't require ALL CAPS either.
Funky I think you will get far more wear out of the air essentials line up where you live than I would down here in the hot as he!l belt. Love that black set and think it would be very good with your coloring.

adding, i checked out the Zella dress online and the beige one would be perfect except it’s about an inch and a half too short. I would have to go up two sizes to get the length I need for my baggy knees. (I camouflage them with tights in the winter with shorter dresses and skirts.)
There have always been people who lied, cheated, and took advantage of others, and I'm pretty sure there aren't any more now than there were 30, 50, or 80 years ago.
