There is such a thing as a bossy, traditionally inspired contractor. And in his 30 years of installing wood flooring apparently he has never been involved with a modern home. Ask the decorator it is correct. It is her job to oversee.


Remember, neither the decorator or the contractor will be living there or paying for it. Be polite but firm about what you want.

You only wanted to pay a designer to "consult"? That put money in your pocket, and also put you in charge.

Don't expect this guy to follow non existent details, you have not got in writing, in a notebook that does not leave the site. You have the OTHER copy.

It’s great that you are nearby!!
As a homeowner and not a professional, having done multiple renovations in several homes, something going differently than you wanted it to is the rule not the exception, when you aren’t there that day. And that’s with an excellent contractor. He knows how to build things, but not design things. His experience, though, will give him foresight to problems I may not have thought of.
Professionals do this all day long so they know exactly how to proceed, what to specify, etc etc. We tyros live and learn.
Bring them clementines or other snacks and joke with them a bit, try to lighten up the relationship… can work wonders.

It will be easier to decide if you take the swatches to look at …in your home ….but I would consider all warmer colors with the flooring you have chosen…no gray or beige paint and one of the colors from the right column..preferably the three colors in the center of that column for carpet and paint

It’s not real clear where this carpeting is going. Is it next to the wood floors, but in a bedroom? Is it in a kids’ room or adults? Or both?

Ask to bring the samples to your home and look at the products on the floor. They will look different than standing vertically in a store that has lighting you don’t have.

In general, the right side middle ones look the best. No gray.

How light or dark you want to go depends on how they look in your house.

Looks lovely! Grew up with a claw foot tub and can’t tell you how many times I came near to cracking my head open. Please install some sort of beautiful grab bar or even a wooden step. You get especially more confident getting in and out over time and that’s when accidents happen.

Sorry IMO the TV above the FP is all wrong on this size of wall you could easily do the low cabinets on either side of the fP with the TV wall mounted at the proper viewing height above one cabinet and a nice piece of art above the othr and be done . No need to decorate shelving that just never is quite right.

Seems you have a LOT of the thirty feet of wall left over? Show some pictures of the room from different angles, please?

Your drawing does has not got all dimensions either, and why does anything need to meet the fire place, and especially the cabinets. If it is to accommodate cable? There is NO need. That can be located a half mile away : ) Via HDMI cable, an ir repeater, and an electrician.

I wouldn't choose any of those tiles. I'd forget tile and continue the hardwood into the kitchen and family room. It's a classic look and really very easy to care for--just damp mop with Bona hardwood floor cleaner. It will warm up the spaces unlike the white/gray tiles which are very cold looking.

The floors are part of the charm of old houses so I would choose a stain that makes the tone similar but embrace the irregularities that 100 years have brought.

Keep the cabinets! Open shelving looks trendy to me and unless you never cook, I think people underestimate the amount of dust and grease that just tends to accumulate on open shelves in a kitchen. I also think it looks like people are trying to cut corners by not installing cabinets. I agree that storage is a premium and you’ll be glad to have it. Good luck!

There were white Shaker cabinets in the house I lived in up through 2020. They were installed in 1997. They had inset doors and fit very well into the colonial style home which was built in 1945. When I remodel my current kitchen in a couple years I will do white Shaker whether they're in or not because I like them. My kitchen faces north and is too dark with wood cabinets, and the house is not modern style. I agree with the people who say white Shaker is timeless.


The other thing I think is timeless is doing what you like, no matter what the decade is. Especially if you're going to be in your house a long time, it really doesn't matter what anyone else thinks. You're the one who is looking at it, using it and paying for it. If you're concerned about resale you only need to avoid doing something extreme. There is a lot of room in the middle for different tastes.

I’m not a pro, but it seems each sink needs more mirror. I don’t understand the other measurements you stated. Are you thinking about having two separate mirrors because those measurements are smaller than what you have now aren’t they?

Could you take a photo further away? I would like to see the entire cabinet.


Sometimes samples are slightly different than in person. Did you order these from a KD or maybe a cabinet shop.


What is the return policy?


When I went to the website they do not have a repose gray with linen finish. Was this a special order color ? They do have a linen finish. One sounds cool the other warm.

There are lots of ways to acquire furniture that will not break the bank. And rugs are not always cheaper than furniture. Also, not everyone wants to be married to one sofa, etc., forever. So it all depends on the person and what their priorities are, and what they want to do at any given time.

enajasereht , is this what you have in mind? These pix show how this room used to be with the bed and nightstands pushed over directly opposite the half wall. It's too tight to leave the dresser and shelves on the bathroom wall without moving the bed and nightstands further to where they once were and then they aren't centered more into the room where they are in the pix above. Maybe it's just better that way how I had it and there's no window-over-bed to contend with. There's just a big empty space right when you walk in the room though and nothing really under the window either in the mock-up below (how I used to have it). Maybe I'll move the dog bed and floor plant there. Not too visually appealing but something under the window anyway.

Hang a shower squeegee inside the shower. Show guests what will happen to the water when they open the door, and explain that squeegeeing the shower door before opening it is necessary. If they can't manage a squeegee, hang a small towel over the door for them to mop off the door.

I have to add this - and people may be tired of hearing it.

The one year (or three year) warranty does not matter.

Most claims originate under a different legal theory (breach of contract/negligence, for example) - not under breach of warranty.

Just because a builder (or some contractor) has a one year warranty DOES NOT = NO RECOURSE AFTER THE EXPIRATION OF THE FIRST YEAR!

If builders/contractors can make people think they have no recourse after one year, that is a HUGE benefit to them. It prevents people from looking into claims for faulty/negligent work after the first 12 months.

If the builder was negligent by removing the original tiles and damaged the waterproofing in OP’s shower - and OP doesn’t realize it until the shower starts leaking four years later, OP still can recover under a breach of contract or negligence claim (every statute I’ve read addressing breach of a written contract had at least a 5 year statute of limitations).

Negligence statute of limitations typically do not start to run until the discovery of the negligence (or when the negligence should have been discovered). In my jurisdiction, there is a two year statute of limitations for bringing a negligence claim = if the negligence is discovered in year seven, the plaintiff can file suit until year nine (two years after discovery).

There are also statutes that cover new residential construction - and provide remedies to homeowners (there are also statutes that cover renovations/services to an existing home).

Please don’t fall for the one year warranty expiration = no recourse language in your contract. It is not your only recourse.

EDIT - some jurisdictions have ”statutes or repose” = an outside time limit to cut off negligence claims. In my jurisdiction, it is 10 years = regardless of when the negligence is discovered, you only have ten years to file a lawsuit (this was enacted to cut off malpractice claims by doctors after ten years - lobbying by insurance companies - but it applies to all negligence claims, in general). Other jurisdictions may or may not have a similar statute of repose.

Let’s also put to rest the often repeated ”legal advice” that if the homeowner doesn’t have a written contract, he/she/they have no recourse.


P.S. Sorry if this comes across as nasty - not my intent. I am a bit ”cranky” today - no sleep past two nights.

You laid out the planks?. How long did it take, as you or the installer meticulously followed the instructions for a SINGLE task within your home?

Tract build is all work schedules. Only so many workers can be in a space, (custom is a bit more forgiving) there is pecking order, there can be no sub down time, as down time is profit loss. The "dumb luck veining" of the other shower? Bet on it : ) Or the sub couldn't get into another house, and had time on his hands.

Your perfectly acceptable shower aligns with the home you purchased. The more you peck at perfection, the greater the chance it will not. Particularly when the water begins to seep from you won't know where......or when.

Most important?

"Is the new-build shower acceptable?

What would you do?

Suggestions?"

Our house was also built in 1965, and we had something very similar! Sharp enough to seriously cut yourself on!


One of our sons removed it for us. Regardless of who you have do it, be sure to zip wall them in to contain as much of the dust as possible, and they need to have the proper PPE!

(Maybe we should have done an asbestos test? Never thought of that - yikes!)


Ours was adhered to a cinderblock base. Once that's cleaned off, you could replace with thin brick veneer, a stacked stone or what ever you prefer.

Yes, your living room looks like a natural history museum. I expect dinosaurs to come out of the fireplace.


I don't think painting this rock will help because of how 3D the projections are and how porous the texture is. I'd talk to contractors about removal and starting over with a something you like.


Start by removing a small area to see what is behind and what you are getting in to.

I agree as well the white is much better and go w our builtins next to the fireplace and mudroom. I appreciate all of the consideration. Our bookshelves were cheap target purchases anyway since 2009 and 2012- so we have made good use of them by now.

If that drawing is to scale, you do not have room fort an island. if the first pic is current, leave it at that. Just use mostly all drawers on the lowers.
