I agree there is too much stuff and it is very taste specific. The extra tile work behind the sink looks like too much, reminds me of what would normally be behind an oven. The cabinets look great otherwise (well except maybe that one extra flourish).

I think you'll have a hard time renting to a single guy with all that floral stuff going on, like the pitcher above the toilet and the shower curtain. I would get rid of all the orange pillows, paint the walls neutral, remove that piece of fabric canvas? and the iron things behind the sofa and put a long mirror up there instead. The grouping of the couch, table and rug is really very nice and could be neutral and broadly appealing.

How do the tenant(s) like using the countertop oven and hot plates so far? Any recommendation on brands/models for the hot plates and countertop oven for rental unit?

Wow, your room is looking great. The stencils came out amazing. Just a question on the drapes, should they be hemmed a bit? So that you can put about a finger between the bottom of a drape and the floor. They look like they are pooling a bit. Really do love how it is coming along.

Wow, so much good information in this thread! We're buying a house and have tons to do. Although, I was hoping you'd go for the gold ceiling since I'm planning on that for my future dining room. :) I've also thinking of doing crown moldings with some LED lighting in it, cove lighting? I think it is called that.

I might suggest adding something vintage to the space, but that is just my personal preference - I love auction, ebay and easy finds! Also, I just ordered some frames from americanframe.com, just the simple gallery style frames & I was very happy with the quality and price. Since you've been looking at buying some art that will need framing and framing is so expensive.

Love how things are going so far and look forward to seeing your console.

Maureen, wow, what a kitchen! That lighting fixture is fantastic. What material is the lighter countertop? I really like it.

I love everything in the room! However, I believe the room would be best accentuated if you would add white-painted crown molding around the wall/ceiling juncture of the room. In keeping with this, I would suggest you add a white-painted chair rail and white-painted bead board to create wainscoting around the room to break up the large amount of plain, light grey wall space. I love the purple curtains, but they might look better divided into upper and lower tiers on the upper and lower parts of the window so that they would add some fullness and softness to the room. I believe the slimmer kind of chandelier goes better with the large horse painting because the slimmer chandelier allows a person to see the painting more clearly.
