Where do you currently watch TV? There truly is an ergonomic science to TV placement. It is not just a decor issue. That aside, it seems a travesty to ruin the look of your beautiful fireplace window area with a TV.

I would not paint the brick.
if you want a change and need some curb appeal, paint the front door, the whole door to make it more prominant.
I would remove the shutters but wonder if this is vinyl siding it may be faded behind the shutters. that said, SW Rain would be a fresh color to compliment the brick color.
How about color? These are recommended by Benjamin Moore to go with your white. Since the room is east facing a warm tone will look good. I like gray with wood tones.

With your choice of white trim, I'm going to suggest B.M. SILVER CHAIN. It will work with the fireplace and the floor.
I like the new style of railing, but I don't like the shutters and I think the posts are too big.
Keep the original paint color. It is perfect for the house and the brick!
The house is lovely, and the cream color is better than the dark stain. Since your porch is at ground level, I would do a 3 board horizontal railing. And then paint the front door a pretty blue and put a light there to also help brighten the entry.
Reproduce what you have. It looks right for your house.
Ask if you need to wait for the trim from the cabinet company. If you know the color and finish, they may be able to pick up the trim pieces needed from a local millwork place. They can be painted in situ. Unlike the cabinets themselves, the trim is not really subject to abuse.
Is there a hallway at the bottom of your plan? If so, it looks as though the tray is centered on the room, minus the hall.

Such a small tray ceiing will only make the room feel smaller.
The only two I don't like is the one in the middle and the circled one. I don't like the gray undertones. 2, 4, and 1 look good.
Yes, but, it can be smooth out with 220/240 grit. The surface will be smooth to the touch and visually look good. If, you have the oppposite result. The wood may not have been sanded with a high enough grit. Sanding marks will usually be visible.
We have a similar situation and are going to use Bona red out to get the pink out

Door next to the garage likely opens to the Mud Room. In this case it's the space between the house and the garage.
The awkward assemble of doors and windows at the entrance is a door with sidelights, a transom window above and arched transom placed on top of that.
This is NOT a one piece door unit. This has likely been assembled by combining a lot of different items, not very successfully IMO.
Entry units can be ordered with door, sidelights and transom. It's that additional arched window that is an iffy addition.
There are door assemblies with arched transoms also.

i like a few of them ......including the couple darker subway tiles propped up......but anyway changing the white grout they have shown to the background of your counter color .....using your favorite one will work fine...... things stay soft in that shade , yet you get the color without upstaging the pretty counters , which the darker ones might do. Just gaze at them for a few days , different light , and youll know...we cant do that on our screens. You're getting close...the blue, if you find the right one is really attractive.
I think you're on to something.....here is a pale blue tile splash..... [ more textural tho] .... shown with even busier counters ......and it works .... easy to love the blue shade...

I would do a darker, but not black, roof. Close to a slate look. A warm charcoal trim color.
Here are brown Tudors. I think the light trim is more “modern” and the browns look more old English countryside.
I love the color it is now, and I would keep it exactly like it is.
I am definitely a helicopter parent so he’s never out of sight, i’d just rather be as safe as possible as there are times I will be away and i trust no one will be as attentive as me.
Also to clarify it’s definitely not an mcm house, just has a lot of nice features that the previous owners must’ve added in that type of style (wood paneling,acorn fireplace, open stairs etc) i added a few pictures as to what i was thinking, but might be wAaay too busy. this section is an additional to a log home, (it’s very confusing there is no flow what so ever)
I would get a new high efficiency toilet in white to save water. I would not replace the vanity or paint it. It looks cool the way it is. Maybe be a new top, sink and faucet.
You should absolutely keep the vanity so don’t let this photo sway you about that but you could do a new counter, sink, faucet.. you could do nothing except accessorize and it would be darling. Up to you on the scope.

Based on your input, we will keep the tub as is, replace the toilet (white), keep all tiles, regrout the tub/tile area, check for water damage when replacing toilet, paint walls white, complement with wall accessories, keep the vanity but change its top, replace outlets, install glass panel for tub instead of curtain. Still thinking about directions to take with light fixtures.

It would look better if the roof was a lighter color so the contrast wasn't so high between it and the brick. But landscaping can really help with curb appeal if you like everything else about the house.
The design of the house is all about the roof. It will be cheaper to embrace it than to try to change it- $$$$ This is a cool, modern house and is lacking modern front doors (i wish that particular door style would disappear forever) and fabulous lush landscaping.
I love your roof but not your door. I would just replace that and paint it a cool color, like even a deep eggplant color like Caponata or a Blue/Black like Soot.
You hired her because she is a fabulous designer. Go with her vision.
I papered a walk through closet and half bath with two coordinating wallpapers and made a mistake that ended up with the the powder room three walls in one pattern and the fourth in the other. It looks fine.

I think your designer's idea of one painted wall actually sounds great. I think you should try it out! We also went with a dark and moody aesthetic on a small powder room and I actually love it. We call it the "cave" -- dark green walls, slate floors, torch-style warm-toned wall mounted light fixtures beside the mirror. We also have overhead recessed lighting, which we only turn on to clean the bathroom!
If you scootched the sofa forward a bit, a round counter-height table and chairs would fit behind it, to the left of the window, and allows foot traffic to enter to the right of the table.
This height is comfortable for dining, plus you would be able to watch the TV while munching. A tulip style table has no legs so easier to get in and out.
For the bar, slim backless stools would feel less cluttered.

Given the openings and angles of this dining area, I think a round table that could hold a leaf or two for holiday celebrations might function best rather than oval or rectangular. A round table about 52-54” would open with a leaf to an oval. All depends on your budget. What are some of your favorite colors? I would lean into a darker more saturated color for this room. But depends on what your fav colors are? With dark wood table and chairs with some wood, a large rug in beautiful tones to compliment chairs and table, this will be a show stopper room.
Or a deep color like a deep blue would look nice with a white table
I don't think dining rooms necessarily need to be bright if they are mostly used for dining in the evening. It depends on how the room is going to be used.
I have never seen horizontal board and batten. Seems it would be problematic. If you are using B and B, do the whole house.
would also stick with one or the other. Not a fan of mixing lap siding and b/b just for visual interest. Also, use same type of siding all around the house, not for instance, b/b on front and lap siding on other three walls just because it’s less expensive to do so.
Bring samples home to test in your space. Get LED lighting at about 3200K.
What is your main goal in swapping the granite for quartz? Are there other changes you are making or is it mainly to change the look? Looking at your pictures above, is that your current counter your samples are sitting on? If so, it appears that granite is a good fit with the current color of your cabinets (at the least the small sample) and looks like it might be leathered or honed? The overall look of the different quartz options you are considering are somewhat similar to your granite- lighter in color, just less speckled/patterned. They don't seem like they will make that much of a difference in your kitchen if that is the only change you're making. If you are bored with the current counter perhaps there are other things you might more easily change (not to mention that will cost less $ and be better for the planet)?
I think that you are right in eliminating Cambria Ironsbridge as an option. With a lot of corners to turn, it's probably not the best choice since it has such a strong linear pattern.
I think your house looks good. You need to up the landscaping. Add softer evergreens and variety. Add a Japanese Maple, too.
agree ^^^ , also I think the stain looks good, and if you do some landscaping, which is needed, it will look even better.
Hi, Just an idea, Maybe use some 1x2 wood make a square. about 2x2 ft.. Make two for the broad space. Mount them like a diamond. Maybe paint them brown and the inside green. Then make smaller ones for different parts of your home. Rember this is just an idea.

I think Revere Pewter would look good on the ceiling since you are doing a dramatic wall.
We ended up choosing the same upstairs colors for the trim, ceiling and walls, but added a black ceiling and accent wall in the main living area. It is not dark and gloomy at all! Thanks everyone for your input

I like a coat area by the front door.I like the idea of a glass door to the back. You could have the kitchen more in the center of the first floor and a wide opeing to the living area. I don't see the need for a full bath on the first floor.
I would look to do two baths on the second using the samll bedroom space.

Hi all, yes - in UK the ground floor is street level (sorry for confusion). We will still need a toilet / wash basin on ground floor but the main family bathroom will be on the 1st floor where the kids sleep. I didn’t realise different countries describe this differently- interesting!
I love that you are keeping the tile! What style are you going for? Retro? Flowery? Geometric? Whimsy?
You might look at a soft yellow/white....that will make the tile the star...
How about adding a curved counter to the island at a lower, table height with some low profile chairs? That wouldn't be much different than adding a wider counter would have been. A curved surface would give you a little more eye contact than a straight counter for everyday seating. Neither of these photo configurations are right for your space, but they get the idea across. (My photoshop is even worse!) You'd still have to add a table in the larger space for more capacity.
Thanks Carol. I had no idea of “atomic ranch” style. (name makes me think of chicken wings). It inspired me to draw a mod to the Gable front. Never mind the colors I was playing with. Its the exposed rafter/beam tails sticking out of the front.
I think you have great stone work. The junipers should go. It will open up the view to the stone and the window. Depending on the amount of sunlight, you can get some low growing evergreen mix with interesting perennials, like sedum, Japanese Anemone, Stella D'oro day lilies and lady's mantle.
Creeping juniper could be used in the planter; maybe three.
I think in the planter with the spruce, you could do one simple low growing plant like this variegated boxwood.
Mock up looks nice. Your house could also be considered Prairie style. After you're done with the house you may want to post on the Landscape Forum.

@AnnKH I’m planning on putting my tea sets in the glass cabinets. I use them when I have guests maybe 5x a month. This will most likely be my forever home. We’ve lived here for about 9 years and these renovations costed A LOT😂. I don’t see us leaving unless of course there’s an emergency. You’re right, my kitchen isn’t big, but I made sure to get rid of everything I didn’t need prior to renovations, and I realized I was holding onto stuff I don’t even use. Btw these cabinets are more spacious than my previous ones, and my tiny pantry expanded😀so space wise I think I’m good.
