If you have nice oak floors consider an area rug instead. Easier to change, or remove when it’s decided all hardwood would be preferred. Carpet stores can bind the edges of a carpet if you prefer that to a ready-made area rug. And, yes, if you are replacing wall-to-wall carpet you will need to finish the tack strip edge area.
It would be helpful to see the room. We need to know how much space you have to work with, and ideally, the surrounding spaces.
There is no furniture for that room yet. It will be a couch that pulls out to be a bed for guests. Transitional taste
If you haven’t yet purchased a sleeper sofa, I highly recommend American Leather. We’ve had one for several years and it is very comfortable and easy to pull out.
I quick check on Amazon shows many dining chairs with at least a 19” seat height. We need to see your dining table to recommend a chair that would complement it .
Actually everyone has great ideas, but you really need to start with budget. Once you have determined how much is being invested in this area, then you can start getting bids on different projects to see how far those funds can go. Do the most beneficial things first - better stairs, a deck, walkway etc. Flowers are easy enough to create nice beds DIY - get the family together for a bbq and do some gardening.

I think by limiting the grass to a wide curved path, and planting a mix of vegetable and flower beds to border it will make mowing an easier chore, and lead the eye to that charming shed.
Plan on two coats. One coat is never enough to make it all look nice. Please post some pictures, since we have no idea what your house looks like.

Also, I'd boost the live plant up in a taller planter and install a light at the base of the plant.
We think either of the tiles you have might work really well in your kitchen. You might consider doing the one large painting over the buffet as well. Notice we have included a few kitchen designs with blue tiles and a buffet design.
The large artwork you plan to hang might influence your backsplash selection. Can you share an image of it?
Because the mirrors are ornate, I’d go with a simple, large faux plant like this one from West Elm. I like your simple pale bowl, and might place it on a couple of stacked books.

I would move sectional to the corner facing TV. Lamp on a side table or floor lamp on the corner.
Green drapes and a plain sheer in between. The sheers you chose are too busy and throws off the balanced look of the room.
If I use rock I would be using the old barn limstone foundation for the majority of the creek bed. I would bring in some bigger boulders, etc and use some smaller stones as well to make it more natural looking (is the possible?). I was thinking about doing a rain garden at beginning and then run the dry creek down the hill to another rain garden at the bottom before the pond...
are you the only home in the neighborhood with the unique brick pattern?
I think I would embrace it. I would Paint all the white, trim and garagedoor, soffit, a rich rust red and highlight / lighten up the porch area by painting the front door and ceiling.

It is a good idea to keep buyers in mind in your case. I agree to leave the brick alone....your future buyer may like the brick as is, if not, will want their own treatment anyway. Pretty much a rule of thumb in RE, if it's in good shape better to not touch it.
I'd eliminate the large entertainment unit and replace it with a larger screen TV and a wall hung minimal storage unit below.
It might be time to take a completely different view of your room. You have elements that just don't play nice together.
You haven't presented photos of the total room so I don't know what the possibilities might be, but it could be possible to place your TV below the window and rearrange the seating.
Assuming you are using your current arrangement, pull the window wall sofa away from the wall by about 12". Place a console table behind it and arrange with a lamp, plant, stacks of books and perhaps a few low hung images on the wall. Look for a used console table on FB marketplace or craiglist. Or fashion one out of cinder blocks and a board and then cover with some fabric.
I would not choose that as a kitchen backsplash. A backsplash is supposed to be wipeable since it is where cooking splashes hit - thats why it’s named ”backsplash”. Also, long narrow tiles are very dated from around 2005.
it is centered... the wall just cuts in to the illusion.

I would snap up that house in a heartbeat. It's really gorgeous and looks very well built and maintained. I could live with all of it, as is, for quite a while! It looks much larger than the stated square footage. I hope they are successful, if they decide they want it!
SW Repose Gray would probably works with the stone, white trim, black soffits and eaves. Keep in mind that the colour you choose will look lighter on a large scale once applied in the outdoor light so you always need to test.
I’m assuming the little stool to the right of the toilet is to aid in getting the right posture for a BM. Is there a name for this? How would you Google this?
Maybe a rug in sisal or jute with blue to not compete with your lovely rug.
I like beverly’s suggestion to go with a natural fiber, easier to get big rug under $400 I think - you can always switch it out if down the road you find something amazing
so many rugs are really ”grayed” out these days - makes it harder to match a vibrant rug like yours (which i love btw)
I’d go with a natural fibre and connect the rooms with art. It’s just as important to consider the feel the dining room as well.
I wouldn't want to be seated at a counter looking into a sink.
Measurements and proposed layout would be helpful for comments.
will you be changing any living room furniture or layout?
I would paint the vent to match the wall. Add large art and be done with it. Homes have vents. The art will move the eye up.

Paint all the beige surfaces the same blue as the upper left. Garage and front door too. That blue is a startling, unique color and it WORKS!
