Also curious about what these window/screens are!
Me too
In addition to the other recos, remove most of the decorative bed pillows. They're too many and fussy. Where does the guest put them at night - on the floor? Where are the put-your-head-on-them pillows? Also make sure there's plenty of places for stuff to be put down, like the top of the dresser & in it. Suitcase rack(s); chair for putting on shoes.
I don't think you need all the drawer space. My guests like to hang things on the coat rack and put their luggage on the luggage rack. They don't even bother to use the closet though both guestrooms have one. Put a bench or chair in that nook for them to sit and put on/take off their shoes. A full length mirror on the short wall where the dresser is would be useful. It's a nice room with a great view!
We moved an armoire to make way for a chair. I like it much better.
Wood fiber sheets. Best thing ever and worth every penny. It is absolute heaven to crawl in bed every night. Highly recommend.
Dolomite=marble. Be sure that you are up for the challenge of living with marble before falling for that completely.
We recently converted an unused office into a primary bathroom. Had a plan for a much bigger, luxurious space, and changed the plan to accommodate a main floor half bath in part of the space. We downsized to a tub/shower combo, and I’m so glad we did. It’s nice and bright, has everything we need, comfortable, and so easy to clean. Outside the shower, there’s a heated floor and heated towel bar. We’re not fancy people, but oh my, I feel very fancy in my new bathroom.
Is that your TV above the fireplace? Seems awfully high. I'd place your tv on the bare wall even if it is a walkway. It's still better there I think.
I see you have an arm that brings the TV down for viewing. Even so I think it would look better on your blank wall.
Thank you everyone! You’ve given me great ideas!! @boxerpal the tv in on a mantel mount so it lowers very close to the wall. @mmc429 the chairs are now on fb marketplace! I’m in Seattle so not sure where you may want them shipped.
@beverlyFLDeziner and shirlpp there really isn’t enough room for a sideboard on that wall. I think just art will have to do.
There are no "rules"
There is what looks good, what makes you happy, what makes you want to come home every day.
You do not have to let the internet intimidate you, it's a universe of both good and bad. Gorgeous and hideous and an awful lot that is purely subjective.
There are designers who could take you where you are dying to go......and just as many who could disappoint you.
You can only do what YOU love, what your resources allow. In the end, you are the Great Decider: ) and at some point, you ignore all other voices but your own.
I would build it out like this and just hide it all. Natural wood or white or wall color.
My guests don't use the closet. Go figure?! They do use the luggage rack and the coat rack though.
I am originally from the Boston area, my summer home is in NH so I totally get the need to protect from the cold.
Add floor to ceiling long drapes Visit www.discovercurtains.com
I would start from scratch and get rid of that tile first. It doesn't really belong. Too much texture for a full bathroom. You don't want moisture from the shower to leave the possibility of mold and mildew to grow in the crevices.
I would try to lighten it up. Something like this
Take the lightest colors out of the tile . Keep it a simple pattern. Even go with large format tile so that is stays " quiet" since the travertine is so busy. You could even do the floor in the same tile like shown here.
Good luck!
There is a study adjacent to it that has been converted into a bedroom and now adding a standing shower and modifying the space .
You can find the chairs at World Market Cost Plus. https://www.worldmarket.com/p/megan-upholstered-swivel-chair-105276.html
That wall is begging to be built.
Is your house on a slab or a basement? I would build the wall, move the vanity to the opposite wall, and put the door where the vanity is now, to minimize the walkway needed to get to the bathroom.
Though Olychick might have the best solution - put a small sink/vanity in the toilet/shower space, and turn the existing vanity area into closets. One doesn't need a ton of vanity space if there is a nice closet right outside the door.
The blue is new walls. Remove the yellow X walls. On the left, where the towel bar is, add storage, whether a linen closet or, even better, lower drawers, then a bit of countertop, and cabinets or shelves above. New vanity on the right with drawers, although, you could forgo that for now. new lighting. Medicine cabinets.
Now you have more room in the bedroom for nice pictures on the walls, and you can store more stuff in the bathroom. and it feels less like a motel.
Needs a flag.
It was a little bit of a tongue in cheek question, as I was hoping someone would photoshop new windows in. It took some effort to find a picture of the old windows. The glass block is a travesty.

To the "designer"
Compromise can compromise a look. Do a modern white back splash tile, and look for soapstone or honed black granite for tops - so that the flooring may make some sense. It was not a great idea. Felt pads under chair legs are a much BETTER idea.
Just saw this before and after banister on an hgtv episode. Maybe elephant gray is the new black. I do like the runner though.
Agreed, ship lap might be worse. There's no ship lap or barn door anywhere, so I may have dodged a bullet there.
Part of the time, it is realtors that advise the seller to do this stuff.
Your room is very pretty the way it is. My only suggestion would be to turn the two paintings above the bed to horizontal. I'm curtains were hung High and Im assuming that's why you're pictures were high as well. They look to be abstract so maybe it would work. Maybe it wouldn't.
Just me, but I do think with all the rectilinear lines in the room, something round and textured would look nice over the bed. And the plant on the floor in a round basket or round pot.
Following since I can relate. Yes, post pictures here so we can see what you're up against.
Pictures please.
Your post title says ’edging’ but we don’t know what you mean by that. Edging along flower beds? Along a sidewalk or driveway? Along woodlands?
Edging really doesn’t have anything to do with leaves.
You say your uppers read gray sometimes and white others. That's why far right is your best bet. They have a bit of each. Two of the others look beige and one looks completely gray.
The herringbone pattern
I like the second one from the right. It's all one color so it won't be too busy.
Great list. Printed this!
I'm nurturing my seedlings inside my laundry room until it's time to plant them.
