Try a sample of SW Shoji White. It's slightly lighter than Asthetic White, and is a great nuetral color. It doesn't have any undertones of yellow or pink and should look great next to your cabinets and tile. It would allow you to decorate with whatever colors you like while still giving you a bit of warmth on the walls unlike a stark white.
Work with your beige with pink undertones that is in the flooring and backsplash..love this warm soothing color pallette…I would consider painting the cabinets first..and than decide on wall color.
This pink beige works beautifully with dark taupe wood furniture. The accent colors I would choose for pillows, lamps, flowers are fucia and lime. To me, this light and dark combination, reminds me of Coco, Chanel‘s pink and black signature wardrobe color combo.

Are you furnishing the house from scratch to live there yourself? Do you have a budget range in mind?
Settling on a paint color in advance can save time but it means that the upholstered furniture has to coordinate with the walls rather than vice versa. Paint color trends have changed to much lighter shades in the last few years. Have you considered priming the walls in white, selecting new upholstered pieces, and then finalizing your paint choice?

dark leather furniture will add to the darkness... the browns seems to be limited, British Tan might possibly be the lightest in the browns have you looked at paint colors next to the leather options?
You just need some colorful towels and fun art for the wall across from the mirror.
My 16 and 12 year old share a bath. We have a fun shower curtain, prints framed, bright towels. The rest is simple. It’s very easy to change the towels etc. don’t overthink this.
By the time they are out of the house you will have changed decor three times. Let them pick a shower curtain ( I assume it's a tub bath,) and pick towel and rug color and a bit of "art" from the shower curtain.
Your bigger worry is decor "destroyed" with kid/teen bath and beauty junk on the counter, spots on the mirror, and damp towels on the floor. I'd hardly wring a hand on the decor. because it can get fairly hopeless in a hurry. I do know from one client whose girls are now grown and just married, that the KINDEST thing you can do for them or you, is teach them to clean it themselves every single week : ) along with their own bedrooms.
Have you removed a couple of the shutters to see how much fading has occurred? Faded sections on all windows would look really bad.
I would leave things as they are. Just make sure the exterior trim/doors/shutters are clean or freshly painted.
Your realtor is not doing their homework!
Your home is in the Monterey Colonial style & should be advertised as such.
Typical of that style is the balcony and shutters.
If your realtor doesn't get it, find a new realtor.
Leave the shutters and repaint anything that needs refreshing. Your house is lovely.
Removing the shutters can be worse. There can be darker spots in the brick (because the rest of the house is faded) and holes where they were secured.
I am doubting the skills of your realtor due to these suggestions. Have you interviewed more than one?
The console is the star. Move the distracting small things elsewhere, then add a rug you love. With the recliner sofa, use side tables with lamps.
I would straighten the TV
Remove some of the accessories
Add a tall tree in the corner
Add a floor lamp on the opposite side.
There are rugs that you can place in the washer.
Your room requires a series of prints or canvases over the sectional.
Your brick is beautiful and no maintenance. Save your money for the kitchen where it's needed, and just make some improvements in your landscaping to add some curves to your walkway.
No to painting the brick! Here's a mock up. I would also add some brick along the pathway.
Personally, I would not paint your brick. I think it looks very nice. What I would change is as follows:
1. New house numbers. What you have looks cheesy.
2. New light fixture. Something bigger than you have.
3. Personally I would lose the shutters.
4. Paint your front door a vibrant color to stand out against the brick.
5. Landscape with some flowering bushes and get rid of all the depressing green bushes.
Re-evaluate at that point to determine if these relatively simple fixes are all you need. Good luck!..
