I think wood could really look nice in your space with that fireplace.

Can you do engineered hardwood?

If LVP is your only option it certainly is better than carpet. And there are many colors out there. I agree with @deegw in some neighborhoods LVP is very popular.

I can replace the door if needed (I was hoping to keep something and not have to replace everything lol!). The sidelight definitely needs to be replaced.

I would replace the door, center it in the opening and ditch the sidelight. You can get a wider front door, maybe a 3'6" too, by eliminating the sidelight. With the cedar siding on the exterior, and maybe wider trim, uncomplicated to achieve.

Unique Wood Floors

I agree with Patricia about the importance of getting a sample box to accurately assess how the wood floor looks. However, homeowners need to know which box to order initially. I would not recommend until they 80 to 90 % decided on a particular floor. In my experience, room scene pictures remain the most effective way to communicate with them. Room visualizers can also be helpful, but often the pictures can feel artificial.

I did some research about 5 years ago on Engineered hardwood floors. And this in person was one I really liked Versini Vosages Mountain Oak Best Engineered Hardwood flooring I loved the feel, thickness, the stain colors and the strength.

But for wide plank floors in the color you are thinking you might like this one.

Villagio Wood Floors Monark Plank seems like it would be a great option too.

Some tips for engineer hardwood shopping... when you go to a flooring store and feel the floors. Really look them over until you find the one you like. Then find out about buying a box so you can see them in person. Lay them around your space and feel them out.

1 Look for thickness

2 Thick plywood center

3 Think about the species you want

4 make sure this comes in the lengths and width

5 Study the pattern. I have seen countless complaints that people didn't realize the pattern could look repetitive.

6 1/2 inch will be more expensive because it will last longer

Do you have a photo of the floors, walls, rug, windows, drapes, trim, light fixtures ? ...

I always like the bigger ones to be solid and smaller ones print. I like photo #3 in your examples. You could also try a green or a gold for the solids, as those colors are also present in the print.

I'm arriving late to the party. I hope you are feeling better. I love your choices. And understand you giving up the Taj, sometimes it's less stressful stripping down to the beginning of it all. I did the same things. I found what I thought was the perfect slab of River Blue Quartzite. I look back and am thankful I changed it all to get what really works best for my space and sanity. It can be stressful designing our spaces. I would wake up tossing and turning head swirling thinking about colors, textures, fixtures, decisions, prices..

When you put your mood board together... what did you love? What was one item on it that you loved? Or maybe two items that you loved the most.

From there you can slowly step by step find the next piece of your puzzle. But I believe each choice should be something you like or even love. Don't settle. If you love texture, colors and movement don't be persuaded by some who go the safe route.

The good news is the right stone will appear and the right tile will appear. And some how all this stress will slowly fade. And one day you will be using your beautiful bathroom with joy.

Olychick is right, no marble in the shower. … I was thinking on the floor.

Worthyvess, I think since she has a curbless shower, having a marble floor meet up with a porcelain tile shower floor wouldn't work, so she'd have to go porcelain both places (or marble).

Your floor is a strong amber color so I suggest a pattern with the taupe and an orange/amber/carmel color. Also then repeat those colors in pillows.

I find with big dogs wood floors never last . I have 3 huge dogs and laminate in my main floor and LVP in the walk out where they have free run to a dog run in all kinds of weather . The floors still look new after 17 yrs and some differnt dogs but same floor. As for the company you are looking at it seems the reviews are a bit questionable. I think you should shop for quality before pricing so that you get what is important. to you.

Maybe I have bee really lucky.

I have had Oak floors in my last house and we had Kids, big boxer dogs, cousin Springer and Golden dogs over the house all the time. Our floors were fantastic. My dogs never had long nails, they were always trimmed short. As soon as I heard clip clop, they got their nails done. I had one dog that was a terrible drooler and still my floors withstood the intense use. We had our floors sealed with Bona. Only refinished them once after 15 years. I currently have hickory floors and I think these are just as durable. I may be one of the lucky ones out there as I have no issues with wood floors.

They look perfect for the room and pack a nice design punch due to the size, colors, and the medium with its varied textures. Trust your eye and taste...you did great. Unless you just decide you don't like them, I wouldn't contemplate returning something you liked enough to buy and got almost overwhelmingly positive reactions on...that never happens! :-)

If table was turned, the niche could then be taken advantage visually and the dining set won’t feel as squeezed in. As well, items on wall are random/not drawing the eye. Therefore suggest an arched mirror in niche to reflect light/make the space feel larger and add impactful art on the right over the settee.

There are comments around adding a rug, but I think it could make room feel smaller (can always test/return if need be). I’d also skip painting niche or adding wallpaper so the small space is not interrupted visually.

Of course you don't HAVE to, but figure out if you need lighting there.

Have the electrician place one box over the island, and if you feel the need for extra lighting, get a linear fixture. If not, just close it up.

Lisedv's mockups are great! A question I should have asked at the beginning: what is the style of the rest of your house? Not colors, but furniture and architectural details. Because you can absolutely switch color schemes for a room and still have it "fit" the house. In your case, I wonder whether the heavy door style of the vanity is a big piece of the bathroom not fitting in. Would refacing the cabinet with a simpler door style bring the room more in harmony with the house?

The vanity top is fabulous. I would love it. But since you don’t like it, you could just put some towels or something on it.

ETA: I like the finish on the current vanity, too. But if you painted it - I would say taupe.

As long as what you choose is done consistently and with intention, you can do whatever you like. Long drawers may need either longer pulls or multiple pulls. I ended up choosing one for everything with no variation. Mainly because I thought it would be more cohesive than multiple sizes when I had many different sizes nearby each other, some that would’ve warranted longer pulls and some that wouldn’t have. I wasn’t comfortable putting the same size on drawers that were 3” different but putting longer ones on a drawer that went 3” different in the other direction. I put the very same pulls upright on all my uppers as well. The same is true regarding where you place the pulls. Whatever you like, but with intention and consistency.

Is the new fireplace gas, electric or wood burning?

If the instructions say you cannot have the framing beyond the fireplace due to clearance to combustibles, you may have to look for a different fireplace. With that said, you may be able to rip out a portion of the wall about 12" around the opening and re-frame it with metal studs, then float it back out to the original depth with hardie board or some other non-combustible material.

Also, I'm curious why you are removing the existing fireplace. Is there something wrong with it, or are you going to something linear? If it is the black metal you don't like, you can cover that up.

Please post the model number of the new fireplace so we can look at the instructions.

When you wrote that you are redesigning the wall - what does that mean?

There appears to be a disconnect between the way the current wall is constructed + the look of the fireplace surround. Are you changing the fireplace surround to be more modern OR the wall to be more tradtional? What does the rest of your home look like?

I have a double sided fireplace between my study and living room - I recently converted it from wood burning to gas logs (no one explained to me that you had to keep the glass doors closed on both sides when operating it as a wood burning fp - which I hated = didn’t use very often compared to wood burning fp in kitchen or gas log fp in bedroom).

HOWEVER - that did not require a new insert. If you provide the exact insert model + specs = more ideas help from professionals.

This project has the potential to be a really nice new design feature!

Have you looked at Bosch? You have a Bosch DW.

We had a Bosch in our past house and currently have one at our north home. But the one we currently have is not a 6 burner. In our home here in the south we have a KitchenAid and we love it. My experience between the two..

KA doesn't clean the way the Bosch does but it cooks fabulously. We chose KA for our south home because we thought if we ever need a repair there is a KA factory in South Carolina. Prices were better here. Luckily we have had our range for 5 years no repairs need so far.

Bosch has a powerful gas range. But.. We did have an issue, the oven would not shut off. SCARY but they came out quickly and fixed it. Aftter that the Bosch has been fine. Cleans up so much nicer than the KA.

I have put the stove top grates in the DW and they always come out looking gorgeous.

Jennifer Hogan, did you check the notifications settings on your phone? I have a Sansung Android phone; notifications alarms are separate from phone call alarms. I usually keep phone on & notifications off, so no audible alerts from my oven. But if I turn notifications on, I get dinged all day by email & text spam & all the push notifications too. So turn on notifications to hear your oven when you need it, turn it off when you dont.

My dil loves her new 30 in Cafe all gas range, & she's a fairly demanding cook, experimenting with multi-step recipes but also cranking out quantity for her growing family. Surely the 36 in version isn't radically different? Personally, I like the bells & whistles of GE ovens (cooking modes, phone control), & the DIL, with four kids & a newborn, is discovering their usefulness too.

Perhaps traditional style lighting fixtures may be more suitable for the style of your house, but of course it still depends on your personal preferences. You can choose solar-powered or motion sensing lights to reduce energy consumption and be more environmentally friendly.

The worst advice I got during my remodel was " all drawers". You need to review what you need to store. I have large soup pots that I use weekly in the winter and they don't fit in a drawer and it's annoying that I have to store them in my garage.

Me too, Cookie Montgomery! I followed the “all drawers” advice, and I really miss my roll-out tray shelves for pots and pans.

To the OP, I think you’re correct that access to that 36” cabinet would be awkward, but not sure that two narrower cabinets is the best solution. They can be so limiting that interior space gets wasted.

One of the two darker ones. I like the one on the far left (darker of the two dark ones) the best, it matches the Taj veins almost perfectly from what I can tell on my monitor, while the lighter of the two dark ones looks great with the background color of the stone. So either one of the two darks, they both go well with teh counter and would look good with teh white cabs.

That said, I do agree with Jan on Taj not needing any competition. Your slabs are particularly beautiful, so proceed with caution and your eyes wide open whatever you choose.

I think that for the small amount of backsplash, the darker tiles will give the room a bit of oomph, but won't overwhelm the Taj, especially on the island--it's definitely very prominent and won't lost any of its cache if the b/s is dark. My 2cents.

Sometimes our expectations, ideas and plans fall short. A good cry is always a way to clear the air. Have a good hard cry about your expectation not meeting reality. Its okay to mourn this loss.

And then when you have dried your tears focus on the function of this new piece of construction. It may be hard to see the forest when you are looking at the leaves but it will be the place that hold shoes, school art work, hand-me down sweaters, winter coats, surprise birthday gifts and favorite rocks hidden in pockets. ... A place where cold noses come in to find hot chocolate, A place to unload the groceries, put on your warm slippers, A place of laughter or tears after a hard day...

In 10 years this piece of furniture will be a place full of magical family memories. And the function of the space will be exactly what you intended. And then as the kids grow you can take it out. They won't need it. But I would bet you will look back and be thankful they had a beautiful place to sit and take their shoes off as they tell you about their day.

Its a pretty piece but me telling you that won't change your feelings. Be good to yourself. Disappointment is never easy. When the dust settles you may see the good in this after all.

Looking at the side view you show, imagine it painted a pretty fresh white to match your other woodwork, hardware, a colorful cushion on the bench, and a coordinating rug in front of the unit. It will look great! You are looking at it unfinished and undecorated. Of course, the kiddos will not always keep it magazine looking, but they can be taught.. You can organize when ”company is coming”😜.

I agree that your reaction is normal, to be shocked at the new bulk where there has not been any before. i had tthe same when a cabinet went in where I had been used to seeing a much smaller piece of furniture, but I got used to it and now am so glad for the extra storage. However, as to the size of the cabinet/closet on the right side: It would bug me forever that the top doesn’t align with the soffit, not only up and down but also left to right. I would run it up to the soffit or use trim, but to have that “under-hang” where the soffit is narrower? Nope. It looks like a measuring mistake, and the 2- to 3-in. ledge will only collect dust. Also, from experience, no one uses the baskets no matter that they’re a great idea on paper. We have a bench from Pottery Barn with 2 levels of open cubbies underneath for shoes, and it works great. Hooks above are a great idea if the kids can reach them, but I would forget the baskets. Plus pulling the seagrass baskets back and forth over the painted cabinet will erode the painted edge. The paint won’t last, trust me, especially if they are pulling at the basket and tipping it downward to see if something particular is inside.

I wrote above that of your choices, the gray glass subway was the best.

Crazy, isn't it? So many choices to begin with, it's finally narrowed down to four, and then here come dozens more...choices. All good, earnest and helpful ideas, to be sure.

Keep it simple; back to your four.

You've got dark base cabs, light wall cabs, a white/bright counter, and warm wood floors.. That design needs your third choice, the gray-glass subway tiles. They produce a blend-in/non-competitive pattern (unlike the hexagon, e.g.). And they're darker, which is needed; the depth will pull everything together.

Have Fun - Good Luck

All the choices being thrown around were making me crazy & I was feeling bad for you! 😁 The lesson is I think that there are so many choices & people have so many different styles & preferences that it’s very important that a person focuses on what they like & want to see everyday in their space. It’s good to have all this input as it makes one consider other choices & the input also should help each of us understand what our personal style is. So, you pick & please don’t be afraid to come back & tell us what you did pick. I’d like to know!

Very nice alternative, Boxerpal.

It's amazing to me where builders decide to place air vents, electrical outlets and thermostats. Thus once again proving that builders are NOT designers.

Thanks everyone. I’m not super savvy on this house app and how to personally reply to different people but you guys have been fantastic.

G and S-thank you. That’s what I was wondering is how they can lighten it so it’s not such a deep brown. I think my problem is most the floors that I show on my like are on Oak.😊

Timothy W and Marmie-thanks for all of your input and help. I really appreciate it. And boxer I love your floors they look great
